Most investors asks the same question: what will it rent for?

That's the passive way.

You buy, you wait, and you hope the market does the work.

The other way is to make the growth yourself.

Buy something dated and renovate it.

Or buy the right block, often a corner, and split it into two homes and two rents.

In 2015 David's family had a choice. Pivot, or close the deli.

Now Real Rolls is a Hanson Road staple.

I'm a crackling pork man myself.

What's your order?

Selling an investment property with a tenant still in it?

Here's what I tell every landlord.

If you can sell it vacant, do it.

When the property is empty, I control the presentation.

I can get in and out whenever I need to, and there's no waiting on anyone's permission.

When it's tenanted, you have to give the tenant two weeks notice before it even goes online.

After that, every inspection and every photo has to be negotiated with them.

If the tenant is difficult, the whole campaign gets harder.

If the place isn't kept well, buyers see a property at its worst, and some won't even come through.

Vacant is smoother for everyone, including you.

Auction is the one I see picked for the wrong reason.

People choose it because it is what they saw working when the market was running hot.

With several buyers competing it is hard to beat.

Fast sale, strong price, and a contract with no conditions.

But an auction needs competition.

With one buyer in the room, it is a negotiation with a deadline.

I have stood at those.

Best offers by, or a price guide, usually means a conditional contract.

Finance, building and pest, sometimes the sale of their own place.

Slower, and the buyer has a way out until those conditions are met.

No method is the best one.

The right one depends on how many real buyers your house will bring.

Holding is a decision too. Most people do not treat it like one.

When owners around Woodville hear that prices are down, the reflex is to wait it out until the market comes back. Waiting feels like doing nothing, so it feels safe. It is not nothing. You are choosing to carry the house another year, at whatever your repayments look like by then, on a number nobody can promise you.

What I have found is that the rate call almost never changes the answer. What changes it is why you need to move. A growing family, a separation, an estate, a job, a house that stopped fitting three years ago. Those have their own timing and none of it waits on the RBA.

So work out which one you are. If the timing is genuinely wrong for you, hold.

When the market was hot, I watched houses sell themselves.

Now buyers are slower, more careful, and they will not move until every question is answered.

That is my job, not the market's.

So I pick up the phone and call every potential buyer, every time.

Three reasons St Clair is such an easy place to live.

1. Convenience. Coles, restaurants, hairdressers and childcare, all inside the one small community.

2. Transport. The train line and bus stops are within walking distance.

The beach is about a 10 minute drive, the city 10 to 12, and the hospital is close by.

3. Community. Wetlands, local parks, natural reserves and the St Clair Recreation Centre down the road. Your morning walk or daily run has plenty of green to choose from.

I have lived in the west all my life and sell homes in Woodville, Woodville South and surrounds.

St Clair is right next door, so if you are weighing up a move to this side of town, this is the short version.

Save this for anyone asking about the west, and comment the suburb you want covered next.

There's one number that predicts your sale price better than anything in the listing.

An empty open means the buyer has all the leverage.

A full one means they stop negotiating against your price and start negotiating against each other.

Competition sets your sale price.

Every seller carries two fears.

The price, and the timeframe.

Which is why I do not think of this as selling houses.

You are trying to get on with your life.

My job is to take the stress off you while you do it.

Two registered bidders. One bid. Sold for $1,050,000.

Where an auction starts never matters. Where it ends does.

The buyer found us online. I knew from the first call they were the one, so I answered every question before auction day. No doubts, no hesitation, full confidence to bid.

One bid, a quick negotiation inside, and it was done.

I don't wait for people to show up. I control the outcome.
