Some big news on the infrastructure front this week. The first tunnel boring machine cutterhead for the T2D Project has been lifted into place, with tunnelling expected to start later this year.
Why does this matter for everyday Adelaide buyers?
T2D is the final stage of the North-South Corridor. Once complete, it will give Adelaide 78km of non-stop motorway from Gawler to Old Noarlunga, with no traffic lights. That changes commute times, employment access and how families weigh up north against south.
At the same time, the Greater Adelaide Regional Plan is mapping out where 315,000 new homes and 254,000 new jobs will go between now and 2050.
For buyers, the practical takeaway is this:
• A 10 year property decision is different from a 12 month one. Infrastructure is a 10 year input.
• Suburbs near major projects often go through a quieter "disruption" phase before they re-rate. That can suit some buyers and not others.
• The right strategy depends on whether you are buying a home to live in, a long-term investment, or something in between.
If you want to understand how T2D might shape your buying decision, that is exactly the kind of strategic thinking we do day to day. General market commentary, not financial advice.
