📌 Nearly 1 in 5 office-building buyers (19.3%) now plan a residential or mixed-use conversion - rising to 38% in Johannesburg
📌 B-grade office vacancies are stuck near 16.8%, while demand for homes is fierce: about 3 households compete for every mid-range rental
📌 Traditional apartment approvals fell 25% year-on-year - so ‘adaptive reuse’ is stepping in to fill the gap
