Our purpose is to sufficiently administer your property investment to the benefit of the Landlord, the Body Corporate and the NPC – Non Profit Company. Our services include Letting, Sectional Title Management, Full Title Management (NPC – Non Profit Company) and Sales. We offer personal service and consider the client’s concern before our own. We are transparent in all our conduct and strive to establish a relationship based on INTEGRITY, LOYALTY and TRUST. The Fitzanne Estates family born in 1982, by Marianne Fitzgerald in a small office with only a desk and a telephone. Today, with grace, Fitzanne Estates blossomed into a booming business that manages more than 6 000 units and has a combined experience of over 80 years. We believe in an open-door policy and therefore our portfolio managers can be contacted for assistance and emergencies on any matter, not only during office hours.

How can directions or restrictions be placed on trustees?

The increased quorum requirement of 80% vs. 33.3% and the inability to table such a resolution at an adjourned annual or special general meeting—which still requires the elevated quorum requirement—make it nearly impossible to obtain a unanimous resolution for the majority of Sectional Title Schemes.

At an annual or special general meeting, there is no way to reach such a unanimous decision with fewer members in attendance in person or represented by a proxy.

A request for consideration and approval of such a resolution may be made to the Community Schemes Ombud Service ("the CSOS") in accordance with section 6(9) of the Sectional Titles Schemes Management Act ("the STSMA"). The needed written permission of each owner inside the scheme is subject to the CSOS procedure.

Dear Valued Client,

We would like to inform you that our offices will be closed today, Tuesday, 30 June 2026, as a precautionary measure to safeguard the wellbeing of our staff.

As you may be aware, widespread anti-migrant protests have been announced in various parts of South Africa. While the authorities have indicated that they are preparing for the day and have called for calm, there are concerns that travel disruptions and isolated incidents may occur in some areas.

Our decision has been made purely with the safety of our team in mind.

Although our offices will be closed, our staff will be working remotely and will remain contactable throughout the day. We ask for your patience should there be any delay in responding to non-urgent matters.

Essential services will continue to be monitored where possible, and our team will attend to any outstanding enquiries as soon as they are able.

We trust that the situation will be settled and that we will be able to resume normal office operations on Wednesday, 1 July 2026.
