When movables ( furniture ) are to be included in a sale of immovable property, this must be dealt with in a separate sale agreement. This is done in order for the Purchaser to avoid paying transfer duty on the purchase price . There is also a CGT ( Capital Gains Tax) implication for not dealing with the movables correctly.
