Selling your property? You choose the attorney. Not the buyer.
It's one of the most common misunderstandings in South African property transactions โ and it can cost sellers dearly.
Yes, the purchaser usually pays the transfer costs. But the seller is the registered owner. The seller is the one who must pass transfer, meet the obligations, and carry the risk until registration day. That's why the seller ordinarily nominates the transferring attorney.
So when a buyer asks you to appoint their attorney because the fees are discounted โ consider it carefully. A reduced fee provides little comfort when poor communication, inexperience or weak management turns your transfer into months of delays and unnecessary costs.
Your conveyancer secures the purchase funds. Enforces the sale agreement. Coordinates bond cancellation and municipal clearances. Monitors deadlines. And keeps the transaction moving toward registration.
When selling your most valuable asset, choose competence, trust and proper protection.
At Muller Dicks Incorporated, your transfer is never just another file.
