🏠 Roof Leak & Rainwater Ingress Detection – Kestellhof

Apex Roof Consulting, on behalf of DAB Property Inspections, recently carried out a roof and moisture investigation at the Kestellhof Apartment Complex.

The inspection focused on identifying the possible source of rainwater ingress and water damage affecting lower-level units.

🔎 Our investigation included:

- Roof and roof-space inspection
- Tracing possible water-entry points
- Assessment of roof coverings and associated details
- Investigation of moisture-related damage
- Assessing whether water ingress from upper-level areas could be contributing to damage below
- Identifying maintenance and remedial requirements

💧 Finding the source of a leak is not always as simple as locating the visible water damage. Water can travel along roof members, slabs, walls and other building elements before becoming visible inside a unit.

That’s why we recommend our ESSENTIAL INSPECTION as the bare minimum.

✅ Current or potential roof leaks

Our inspection is non-invasive and focuses on visible and accessible areas. We provide a clear report, supported by photographs where necessary, explaining any significant concerns we identify.

⚠️ THIS IS NOT A FULL COMPREHENSIVE INSPECTION.

Cosmetic defects and minor maintenance items are excluded.

The purpose of the Essential Inspection is simple:

To identify the significant structural issues and risks you should know about before committing to the property.

Buying a house without having the important structural elements checked can potentially leave you with expensive surprises after transfer.
