Ever wondered what actually happens inside the Deeds Office? 👀

This is one of the most important stages in the property transfer process — because ownership only officially changes once registration takes place there.

Here’s what happens behind the scenes:

📑 The transfer attorneys, bond attorneys, and cancellation attorneys all prepare and lodge documents at the Deeds Office. They could all be from different companies or from the same.

🔍 Deeds Office examiners then carefully inspect every document to ensure:

✔️ The property details are correct
✔️ The seller is legally allowed to transfer the property
✔️ The bond documents comply with legal requirements
✔️ There are no errors or outstanding issues

If anything is incorrect, the document then gets rejected and sent back for correction before registration can proceed.

The Pietermaritzburg Deeds Office was officially established in 1846.

The Pietermaritzburg Deeds Office is one of the oldest government institutions in KwaZulu-Natal, dating back to 1846, when the Natal government created an official registry to record land ownership and property transactions.

Another interesting detail is that property ownership records stored there can trace some land histories in KwaZulu-Natal back more than 170 years.

What the Deeds Office does:

South Africa’s Deeds Registration branch is mandated to register title deeds and documents, maintain the country’s land register, provide registration information, and archive records.

There are 11 deeds registries across South Africa, overseen by the Office of the Chief Registrar of Deeds.

In practical terms, the Pietermaritzburg Deeds Office deals with registration and records relating to property in KwaZulu-Natal, including transfers, mortgage bonds, servitudes, powers of attorney, township registers, antenuptial contracts, and other deeds-related documents.

The official transfer-process page notes that the Registrar of Deeds registers different types of transfers and cessions of rights, and also lists mortgage bonds, powers of attorney, servitudes, antenuptial and postnuptial contracts, and township registers as examples of deeds-office registrations.
