A promise such as “the seller will repair the leak before transfer” may sound clear, but it can quickly lead to disagreements.

When repairs form part of a property sale, the written agreement should clearly state:

🔹 Who is responsible for arranging and paying for the work
🔹 Whether a suitably qualified contractor must be used
