Prepare Early
✅ CoC CHECKLIST: PREPARE EARLY AND MAKE THE TRANSFER PROCESS EASIER.
Certificates of Compliance should not be an afterthought once the property transaction is already approaching transfer.
A little preparation can make a significant difference.
🏠 Sellers
✔ Identify which CoCs may be required for your property.
✔ Arrange inspections early.
✔ Use appropriately qualified or registered contractors.
✔ Allow time for any defects or remedial work to be dealt with.
✔ Provide the required certificates to your conveyancer when requested.
🔑 Buyers
✔ Ask which CoCs apply to the property you are purchasing.
✔ Understand what each certificate relates to.
✔ Remember that the contractor issuing the certificate is responsible for the technical assessment and certification.
✔ Keep copies of the relevant documentation with your property records after transfer.
The earlier buyers and sellers understand their obligations, the less likely compliance paperwork is to become a last-minute surprise.
