Covid-19 Lockdown tips:

• Try and maintain as normal routine as possible if you are forced to work from home. Wake up at a decent time, shower, and have breakfast. Dont stay in bed all day!
• Keep regular communication with friends, family members and colleagues so as not to feel isolated and disconnected.
• Speak up if you are feeling anxious, stressed or worried.
• Take turns entertaining the kids if both parents are working at home giving each other time to focus on work deliverables.
• Set up a specific work area for yourself at home if you don’t have the luxury of having a home office or study.
• Get to grips with new technology such as Skype, Zoom, GoToMeeting etc.
• If you’re a single parent, try schedule activities for the kids to keep them busy so you can work.
• Take time out by taking small breaks, if you can go for a walk, sit in the garden, meditate or exercise to avoid feeling cooped up indoors.
• If you must meet people face-to-face ensure you take the necessary preventative measures (keep your distance, wash your hands thoroughly, use a sanitiser etc.) Remember, a mask alone will not prevent you from catching the virus.
• Boost your immune system by eating healthy and stocking up on vitamins and minerals. Exercise! Doing some sit-ups, squats, push-ups, star jumps etc is easy to do at home and will get your blood flowing.
• Take the time at home to up-skill yourself by learning a new skill through online learning platform. Read a book or listen to a self-help audio book to improve your confidence.

It is important to use this time to reconnect with your family, children, wife/husband as time is limited when we are working. If you are by yourself, take time to be aware of your feelings, and think about your goals for the rest of the year.

Today, 17 years ago, I was admitted as an Attorney of the High Court of South Africa. Looking back at the last 17 years, I am so proud of everything I have accomplished and overcome. This is a tough job - and yes, especially for a woman in a man's world.

My career has been very challenging, but also very rewarding at the same time. Having my own practice since 2009 has taught me so many important lessons in life. It taught me to be patient, to enjoy the small victories and celebrate, to be positive when times are tough and to motivate others around me even when I myself needed motivation. But above all, I learnt that it is a given that we will face challenges, some easy and some impossible, every day of our lives; it is how we view them that defines us! Do we choose to see the challenges as stepping-stones or as obstacles?

I have been extremely blessed throughout my career and I thank every person, friend, colleague, longstanding and valued clients who stuck with me for many years, and who contributed to my success.

For the next 17 years, I choose to take my career to the next level, develop my skills, take on more leadership opportunities and make further efforts to overcome many of the issues woman in business face every day.

Exciting times ahead!

Property Transfers: Who pays for what?

I often get asked the question when parties approach us to assist with a Sale Agreement or Property Transfer: who pays for what and how are the fees determined?

There are two material payments to be made, being Transfer Duty, and the Attorneys fees including charges.
Here is a simple break-down:

Amouts paid by the SELLER:

Estate Agents Commission
Electrical Compliance Certificate
3 months’ COJ rate in advance
3months’ levies in advance
Bond cancellation costs

Amounts paid by the PURCHASER:

Transfer fees/Attorneys’ fees
Transfer Duty – determined by SARS for properties of over R900K
F**A variation fee, property search fees
Rates Consultant
Pro rata Levies or HOA Levies
Fees for Bond Attorneys – if registering a bond
Occupational rent

Property transfer duty is a tax payable by buyers of all types of properties and is over and above the selling price. Transfer Duty is determined by SARS and are payable directly to SARS before registration. This amount is not negotiable. If your property costs less than R900 000, you will not be required to pay transfer duty.

Transfer fees are paid to a transferring attorney , appointed by the Seller to transfer ownership to you. This cost varies, depending on the purchase price and comprise the conveyancer's fees plus VAT. The fee is based on tariffs recommended (and published) by the Law Society but may differ slightly from one law firm to another. All attorney’s fees must be paid before registration.
