Subject: Urgent Notice: Scam Alert – Fraudulent Emails Circulating

Good day everyone,

We would like to bring to your immediate attention a scam issue we are currently facing. It has come to our attention that a fraudulent party has duplicated our email address and is sending out fake settlement emails, urging recipients to click on a malicious link.

Our legitimate email address is: [email protected]
The scammer’s email address is: [email protected]
Please note the difference — the scam email uses a capital “I” in “Inc”, which may appear similar to a lowercase “l” in some fonts.

We urge all recipients to exercise caution and not to click on any suspicious links or provide any personal or financial information.

We sincerely apologize for any confusion or inconvenience this may have caused. Please report any suspicious emails to us directly so we can take further action.

Job Description:
• Attending to property transfers from opening of file to closing
• Attending to bond registrations from opening of file to closing
• Attending to bond cancellations

Skills and Competencies:
• Excellent communication skills, both verbal and written
• Strong team collaboration skills
• Proactive and self-motivated with a high level of attention to detail
• Strong organizational and multitasking abilities
• Proficient in conveyancing software and Microsoft Office Suite
• Ability to work effectively under tight deadlines

Qualifications:
• Matric (essential)
• Studying towards a Law qualification.
• Paralegal diploma or degree (preferred and advantageous)

Q: How long does the transfer of property take?

A: The process will take anytime between 2 to 3 months to complete everything, sometimes less.

STEPS TAKEN TO EFFECT TRANSFER OF A PROPERTY
(PRIVATE SALE OF A PROPERTY, Cash Deal)

1. We receive instructions to attend to the transfer.

2. We then request offer to Purchase, original title deed, F**a documents of Both Seller and Purchaser, statement from the local authority.

3. We also request Payment for the Purchase Price and Conveyancer's fees (From Purchaser)

4. If Property is more than 1 million, we request payment of Transfer duty (from Purchaser)

5. Both Parties then come through to sign the Transfer documents.

6. The transfer duty is then paid to SARS (if property is more than 1 million) in order to obtain a transfer duty receipt.

7.We further Request Rates Figures from the Municipality thereafter the seller attends to payment of the Rates to the local authority, the Municipality will then issue a clearance certificate.

8. Once the transfer duty receipt and the clearance certificate have been obtained, we proceed to lodge the transaction at the Deeds Office.

12. The Deeds office then takes about 10-14 days to register the Property into the Purchaser's names.

13. Upon registration of the transfer the Purchaser then becomes the owner of the property.
