Q: How important is it to have a witness also sign the lease or mandate?

A: The lease is still binding without a witness signature. The only time a witness signature is valuable is if either party denies the signature on the lease is theirs. But nowadays with e-mail trails it is very easy to show that the person did indeed sign the lease or mandate.
