Paying off debt is the safer route. Using leverage is the faster but riskier route. That is the trade-off.

Many real estate investors use borrowed money because leverage allows them to control larger assets with less of their own capital. If rents are strong, property values rise, and cash flow stays healthy, that leverage can increase returns and help them scale much faster.

But debt works both ways.

Vacancies, repairs, rising interest rates, problem tenants, falling property values, or weak cash flow can quickly turn a good deal into a stressful one. The lender still expects to be paid every month whether the property is performing or not.

That is the danger.

Debt can accelerate wealth, but it also increases risk and reduces flexibility. The more your strategy depends on borrowed money, the more pressure you take on if anything goes wrong.

Real wealth should give you more control over your life.

If your assets leave you constantly worried about making payments to the bank, the leverage may be working against the freedom you were trying to build.
