Paying levies on time is the obligation most owners know. It is not the only one. Owning a section in a sectional title scheme carries duties set out in the Sectional Titles Schemes Management Act and in the scheme's own rules, and they apply to every owner.
Owners are responsible for maintaining their own section and keeping it in good repair. They must comply with the scheme's conduct and management rules, whether the matter is pets, parking, noise, or alterations. They must allow reasonable access to their section when it is needed to maintain or repair common property or services. And they must not alter common property, or an exclusive use area, without the proper authorisation first.
