WHY LOCAL REAL ESTATE ADVERTISING SHOULD NOT BE MISUNDERSTOOD

Every business relies on visibility to survive. Whether it's a grocery store, coffee shop, restaurant, filling station, attorney, plumber, or real estate agency, people need to know that a service exists before they can make use of it.

As Realtors, part of our responsibility is to market properties that are FOR SALE and inform the public when properties have been SOLD. This is no different from a shop displaying its signage, a restaurant promoting its menu, or a business switching on its lights to show it is open for trade.

When we advertise a property, two important things happen. Firstly, we serve sellers who have entrusted us with one of their most valuable assets and expect us to expose it to the widest possible audience. Secondly, we invite prospective buyers to become part of our community. New residents bring investment, participation, and contribution to the neighbourhood, helping it thrive. Advertising is not boasting; it is communication.

A "FOR SALE" advert connects buyers and sellers. A "SOLD" advert informs homeowners that the market is active and that homes are successfully changing hands.

Like any other business owner, Realtors work hard, support families, pay bills, face economic pressures, and often experience many unseen challenges along the way. Visibility should not be mistaken for effortless success. Most of us do not take offence when a coffee shop promotes its products, a filling station advertises its services, or a grocery store displays its signage. We understand that businesses need visibility in order to survive and grow. Real estate marketing serves exactly the same purpose.

A simple question remains: How would people know a business is open for business if it did not advertise? Perhaps the best way to view local business advertising is as people working hard, creating opportunities, serving clients, and contributing to the local economy. Without visibility, even the best products and services remain unknown.

Whether it is a shop sign, a restaurant menu, a service vehicle, or a FOR SALE or SOLD advert, each serves the same purpose: connecting people with the services they need and helping businesses continue serving the communities in which they operate.

THE REALITY OF DECEPTION WITHIN THE REAL ESTATE INDUSTRY

Real estate is built on relationships and trust.

Seller-focused agents spend years — sometimes decades — building genuine relationships. From those relationships eventually comes the privilege of a mandate, whether sole or open. A seller entrusts us with one of their most valuable assets because that trust has been earned.

Then the property reaches the open market — and unfortunately, this is where another side of our industry sometimes appears.

There are agents who have not built the relationship, earned the seller's confidence or created the opportunity, yet immediately attempt to insert themselves into it.

The tactics are familiar.

A property appears online, and suddenly the seller receives calls promising cash buyers who frequently never materialise.

Where the address is not displayed online, false purchasers are created to obtain the address, and mysteriously cancel soon afterwards.

I have even been told firsthand by an agent that their company has a large cold calling team, targeting newly listed properties in an attempt to gain access to those listings.

These practices reveal something more concerning.

IF YOU DON'T RESPECT THE SELLER'S MANDATE, HOW CAN YOU CLAIM TO PROTECT THE SELLER?

An agent whose primary objective is simply gaining access to someone else's listing is unlikely to be approaching that property from a genuinely seller-centred position.

For me, protecting a seller means protecting more than their selling price.

**It means protecting their home, privacy and security.**

I therefore don't simply allow an unknown person into my seller's private space because they claim to be a buyer. We may request identification and, where required by our security and F**A procedures, appropriate verification before granting access.

Estate agencies are accountable institutions under the FIC Act and ultimately have customer due-diligence obligations. For me, responsible verification is not an inconvenience — **it is part of protecting the people who trusted me with their home.**

And to those agents who spend their days prowling around the mandates earned by other Property Professionals, I would offer this challenge:

BUILD YOUR OWN HARVEST!

Meet people. Build relationships. Take a genuine interest in their lives. Serve them without knowing whether there will ever be a commission at the end of it. Build a reputation that causes someone, years later, to say:

**“I trust you to sell my home.”**

That is how many of us built our careers.

A sole mandate is not merely a piece of paper. It is an extraordinary expression of trust. I regard every mandate entrusted to me as a blessing, and I will protect it accordingly.

There is an ancient principle of **seedtime and harvest**: what we sow eventually produces its fruit.

So rather than trying to harvest what somebody else planted, PLANT YOUR OWN SEEDS!

Build relationships. Earn trust. Serve people.

And in time, GROW A HARVEST THAT GENUINELY BELONGS TO YOU!

For sellers who are being inundated by these call centres that violate the POPI Act, daily offering "cash buyers", here is a way to have your contact details removed from the major platforms where they are being farmed from:
