like, this ain't 2003 anymore when Gary Keller dropped his book about being a millionaire agent. no shade to the OG, but bruh, we got tools now that make his grind look prehistoric fr fr.

back in the day, agents were out here:

- sending actual mail like??? 📬
- cold calling ppl (embarrassing)
- driving around looking for leads like some NPCs
- writing everything by HAND smh

nah fam, we living in 2025 and the game's CHANGED:

social media goes brrrr 📱

literally just:

- drop some fire property reels on TikTok
- get that aesthetic feed going on insta
- make those zillow listings go viral
- build that personal brand while u sleep

AI is literally carrying rn 🤖

- got chatGPT writing my listing descriptions (slay)
- my AI assistant is handling the boring DMs
- predictive analytics telling me who's bout to sell (literally cheating fr)
- automated everything because who has time??

the workflow be hitting different deadass, here's how we do it in 2025:

Ever wonder why some agents crush it while others struggle?

Frank Bettger discovered a simple truth: success is a numbers game.

When he doubled his daily prospects from 3 to 6, his sales nearly quadrupled.

Here's the reality check: Most agents making under 100K annually average less than 2 meaningful conversations per day.

Top producers? They're having 7-10.

It starts with your inputs:

The real estate cycle has 5 stages, and each stage is an opportunity to generate leads, book viewings, and get homes sold

Here are 5 campaigns you should be running ALL the time to maximize your leads and speed up sales:

1. Pre-Listing

Notify your list and build excitement BEFORE the home even hits the market.

Message your database.
Post on social media.
Run a Facebook ad with the headline "See it before it's on Property24!"
Send mailers to the neighborhood with the offer "Who do you want to be your next neighbor?"

2. Just Listed

Capitalize on the initial excitement of a new listing.

Message people who opted in for the "Coming Soon" list.
Run an ad for the new listing and schedule exclusive viewings.

3. On Show

Maximize attendance and generate buzz around your open houses.

Create a Facebook Show House event.
Run an "On Show" ad.
Invite neighbors.

4. On Market (For Sale)

If the home hasn't sold after 3 weeks, try these strategies:

How much should you spend on ads to profitably generate quality exclusive buyer & seller leads?

Let me walk you through the two main ways I determine the ideal ad budget:

1. The Inversion Method: How many homes do I need to sell, and how much will that cost?
2. The 25% Profit Rule: Budget 25% of my net commission on a listing.

The Inversion Method

Figure out how many homes you need to list & sell, and calculate the cost to get there.

For example:

To sell 1 home, you might need 2 listings.
With a 50% show-up rate at listing appointments, you'll need to meet with 4 homeowners.
At a 10% booking rate, you'll need 8 bookings.
At a 20% contact-to-lead conversion rate, you'll need to make 400 contacts to generate 80 qualified leads.

Contacts are either Facebook lead form leads or people who message you.

Right now, we average anywhere from R2-R10.70 per contact.

That means you'll need to spend anywhere from R800-R4280 (and more) to sell 1 home.

Then, multiply that by your sales goal to get your total budget.

The 25% Profit Method

For every home you want to sell, budget 10-25% of your net commission for marketing.

Meaning: If your commission is R50,000 for a R1 million house, and you split 60/40 with your broker, then your budget for ads would be R3,000 (10%) - R7,500 (25%).

So you heard that social media is the new door-knocking, cold calling, and show housing?

You even started posting cute Canva posts like Monday motivation quotes, property tips, and your listings... but you're STILL not generating leads? 🤔

Here's a simple plan to list and sell more homes, even with just 5 minutes a day:

Feed Posts: Here's what to post?

Post about your market.
Post your listings.
Post a little about yourself and how you help people buy or sell.

Story Posts: These are like WhatsApp status updates.

Post engaging stories, like polls, quizzes, questions, and stickers. Use a simple call to action to encourage people to message you.

Engage with others in your area

Engage (LCS): Like, comment, and share posts you find interesting from others in your community.

DM: Start conversations with people in your area. Ask about their favorite (or least favorite) thing about their neighborhood.

Then, let the conversation flow from there. Don't forget to move promising conversations offline. Buy them coffee or invite them to local events.

Run Ads: The fastest, most reliable way to attract people looking to buy or sell is through ads. Run simple, cheap Facebook lead form ads to capture their details so you can follow up later.

Tired of generating free CMA leads that don't turn into listings? 😫

Two reasons this happens:

1. Wrong Target: Prospect those already on the market (expiring listings, divorcees, etc.) or use direct offer ads like "I'll sell your home in 30 days or I'll buy it!"

2. Poor Follow-up: Be the FIRST agent to contact a lead! Follow up within 5 minutes, then 1 hour, 3 hours, and 24 hours.

Most people work with the first agent they talk to.

If they're shopping around, they're likely opting in to other agents' lead forms too.

Be the first to connect and win the listing!

To avoid seeming desperate, use the 3-2-1 method:

Week 1: Follow up 3 times.
Week 2: 2 times.
Week 3: 1 time.
Then, add them to your monthly newsletter.

So, your sole mandate is expiring in less than 30 days, and you're not sure what to do anymore? 😰

I got you!

Here's what I told a client to do in order to sell their listing before the mandate expired:

First, understand the only 3 reasons why a home isn't selling:

💰Overpriced: The price is too high compared to market average or the price does not match the condition of the home.
📢Undermarketed: No attention, no leads, no appointments, no viewings, no OTPs, no sales.
🚫Issues with closing the deal (e.g., problems with financing, title, etc.)

In my client's case, the reason was undermarketing.

She had no leads, appointments, or offers to purchase despite her listing on multiple property portals.

My advice was:

1. Tap into your database. Create a reactivation campaign targeting all leads looking for similar homes.
2. Create social media posts covering multiple angles around the property. Talk about the property, the neighborhood, amenities, and 3 reasons why YOU like this home.
3. Run simple Meta ads (FB & IG) with an appealing offer. In her case, it was an investment property in a sought-after high yielding complex, so her offer was "This property pays you to own it!"

The results?

We generated 157 leads at just R10.07 per lead!

And some of those leads were also looking to sell, so more listings were added just from marketing on social media. 🤯

1. Lead Generation

You can't skip this! All it takes is 100 contacts or 20 quality leads a day to sell 5 homes a month.

5 Best Lead Generation Methods:

Prospecting: Pick up the phone, send a DM, or send an email.
Database: Find 5 people in your database to help.
Social Media: Post content, engage, and DM.
Paid Ads: Target in-market buyers and sellers.
