𝗜𝗺𝗽𝗼𝗿𝘁𝗮𝗻𝘁 𝗦𝗔𝗥𝗦 𝗨𝗽𝗱𝗮𝘁𝗲 𝗳𝗼𝗿 𝗣𝗿𝗼𝗽𝗲𝗿𝘁𝘆 𝗧𝗿𝗮𝗻𝘀𝗳𝗲𝗿𝘀 𝗢𝘃𝗲𝗿 𝗥𝟮 𝗠𝗶𝗹𝗹𝗶𝗼𝗻

The South African Revenue Service has introduced important changes affecting property transfers valued at R2 million or more, effective from 8 December 2025. These updates aim to strengthen tax compliance and prevent fraud during the property transfer process.

𝗞𝗲𝘆 𝗣𝗼𝗶𝗻𝘁𝘀 𝘁𝗼 𝗞𝗻𝗼𝘄:

✔ 𝘐𝘯𝘤𝘰𝘮𝘦 𝘛𝘢𝘹 𝘕𝘶𝘮𝘣𝘦𝘳𝘴 𝘕𝘰𝘸 𝘙𝘦𝘲𝘶𝘪𝘳𝘦𝘥
Both the buyer and seller must have valid income tax numbers when the Transfer Duty Declaration is submitted.

✔ 𝘕𝘰 𝘛𝘢𝘹 𝘕𝘶𝘮𝘣𝘦𝘳 = 𝘛𝘳𝘢𝘯𝘴𝘧𝘦𝘳 𝘋𝘦𝘭𝘢𝘺
If either party does not have a tax number, SARS will not issue the Transfer Duty Receipt, which means the property cannot be registered.

✔ 𝘌𝘯𝘵𝘪𝘵𝘪𝘦𝘴 𝘔𝘶𝘴𝘵 𝘉𝘦 𝘙𝘦𝘨𝘪𝘴𝘵𝘦𝘳𝘦𝘥
Companies, trusts, and close corporations must all have valid income tax numbers.

✔ 𝘕𝘰𝘯-𝘙𝘦𝘴𝘪𝘥𝘦𝘯𝘵 𝘚𝘦𝘭𝘭𝘦𝘳𝘴
Withholding tax may apply if the seller is not tax compliant:
• 5% – Individuals
• 10% – Companies
• 15% – Trusts

What You Should Do

• Confirm tax numbers **when signing the Offer to Purchase**
• Register for income tax **before the transfer process begins** to avoid delays

When “proof of death” is taken literally… 😳🫣
This shocking incident at Capitec in Stanger has people talking about how insurance claims are communicated and handled.

Insurance Claim Shock: Family brings dead relative to bank as proof of death

A shocking incident occurred at a branch of Capitec Bank in Stanger on 18 February 2026.

A family who had gone to the bank to claim life-insurance benefits was reportedly asked to provide proof of death. They later returned carrying the deceased’s body and left it inside the bank, causing panic and forcing an immediate evacuation while police responded to the scene.

The branch was immediately closed and temporarily shut down.

Witnesses described the scene as chaotic, with customers and staff rushing out of the building. The incident has raised concerns about how claims are handled and how information is communicated to the public.

Authorities and health officials are currently dealing with the situation.
