Understanding your bond, a quick guide for first-time buyers on the North Coast. 🏡

For many buyers, the home loan process feels overwhelming. Here's a simple breakdown:

Pre-approval: Get this before you start viewing. It tells you your real budget and shows sellers you're serious.

Deposit: Most lenders want 10% of the purchase price. Some buyers qualify for 100% bonds, but a deposit strengthens your application.

Bond repayment: At current rates, a R2.5 million bond costs approximately R22,000–R24,000 per month depending on your term and rate.

Bond + transfer costs: budget an additional 8–10% of the purchase price for once-off acquisition costs.

Mortgage originator: using one costs you nothing and gives you access to multiple lenders in one application.

WORTH IT:

-Professional staging and decluttering
- Repainting in neutral tones
-Updating light fittings and taps
- Landscaping and kerb appeal
- Fixing obvious defects (leaks, broken tiles)

PROBABLY NOT:

- Full kitchen or bathroom renovation (rarely recoups full cost)
-Pool addition on a property that didn't have one
-Major structural changes
