December Home maintenance Checklist:

- Inspect attic insulation. If it’s level with or below your joists, you may need to add more.

- Clean your chimney and fireplace. If you have gas logs, compressed air clears away dust and soot.

- Check for drafts around exterior doors and replace weatherstripping or use a physical barrier if needed.

- Put a few indoor and outdoor lights on timers. Added security and one less thing you have to remember.

- Consider a security or doorbell camera. The holidays are rife with porch pirates. Plus, you can usually score a good deal this time of year.

The biggest misconception I hear about buying right now is that it’s smart to wait for interest rates to come down.

You DON’T need to wait!

What DO you need? If you know you’re ready to buy, you need an agent who knows the market in your desired location and a trusted lender who can help you understand what you can afford.

The truth is if you buy at today’s rates, you can always refinance if rates drop. But if you wait with the hope of rates coming down, you can't go back and borrow at today's rates if that doesn't happen.

So the next time you think to yourself, “Maybe I’ll wait.” Don’t do it! Let me at least show you homes in your price range so you can make a decision based on facts.

Put these November home maintenance tasks at the top of your to-dos:

Clean kitchen exhaust hood and filter

Clean out the pantry and refrigerator

Replace batteries in smoke and carbon monoxide detectors

Replace the weatherstripping on your windows

Secure your home from pests and critters

Wash throw pillow covers and blankets

Here are a few tips to stage your home prior to listing: ➡️ Rethink Furniture Placement. Reposition sofas and chairs into cozy conversational groups. Not only will this make the space more user-friendly, but it will open up the room and make it seem larger. ➡️ Functional Office Space. These days more people are working from home and homeschooling is becoming commonplace, so a workspace may be essential for your potential buyers. ➡️ Depersonalize your space. Potential buyers want to be able to picture themselves in your home. Remove family photos, your kids’ artwork, framed diplomas, and personal collections.
