Housing Market Shift: Listings Soar to Pre-Pandemic Levels

Even if home prices have not fallen, it might be good to know that you’ve got more choices than a year ago. Realtor.com’s Julie Taylor reports the number of homes for sale is the highest since 2019, including in pandemic “boomtowns.”

The total number of homes for sale in October was 29.2% higher than the year before, marking the 12th consecutive month of growth. “Sellers continued to increase their activity this October. Total active listings increased to highs not seen since before the pandemic,” says Realtor.com® senior economist Ralph McLaughlin in a new monthly housing report. “We noted last month that the sharp decrease in mortgage rates in mid-August could lead to an increase in listings in the coming months as lower rates begin to entice the marginal homeowner to sell.”

Active home listings are up in all four regions of the U.S., the South in the lead with a whopping 34.0% increase, closely followed by the West at 33.6%, the Midwest at 19.8%, and the Northeast, which still saw a healthy uptick of 14.3%.

Mortgage rates rose this week, with the selloff due to the market starting to price in election outcomes of November. We have seen a steep increase in rates the last few weeks, it is simply down to the economy being stronger than the market expected, along with the market starting to price in specific election outcomes. The market got ahead of itself in pricing in a sudden economic slowdown and now bond yields are moving higher with the realization the economy is not that weak. Next week, we get core-PCE (Fed's favorite inflation measure), along with Nonfarm payrolls and JOLTS Job Openings. Those pieces of data could move bonds. The hope is that we get some data next week that sends mortgage rates lower.
• U.S. 10-year Treasury on Thursday afternoon is at 4.21%.
• Initial Jobless Claims came in lower than analyst's expectations (227k claims vs expectations of 242k).
• Existing Home Sales came in lower than analyst's expectations (3.84mm vs expectations of 3.88mm).
• New Home Sales came in higher than analyst's expectations (738k vs expectations of 720k).
• Mortgage Applications fell by 6.7% this week.

Got real estate problems? I’ve got solutions. This whole unoccupied home wreaked of mold. Fixed leaks. Estimate from mold remediation was thousands and thousands. Instead I asked a company what they would do: mold bombs in every room and through HVAC ventilation. Done ✅ Cost only $1k. Saved client: thousands and thousands! No more mold smell!

Gotta real estate problem? I’ve got a solution! Recently a seller client had a whole fence falling down in two places. He got a quote for $7000. I had one of my contractor partners go see if any of the wood in the ground was rotten. He said no. I said put in posts and send me a video of it being unshakable. He did! $300 is all it cost my seller!
