Working in York County, PA real estate gives me a front row seat to some of the best full circle moments. 🫶

The first time buyer who starts out convinced they’ll never feel ready, and getting their keys at the closing table.

The family who texts me photos a few weeks after closing because the boxes are finally gone, the pictures are on the walls, and the house already looks completely different from the day we walked through it.

The person who’s been following along from another state, learning the neighborhoods and saving all my local recommendations, who eventually reaches out and says, “Okay, you officially made me fall in love with this place. I think I’m ready to move.”

Those are the moments that remind me why I love what I do.

Because I get to see people before the decision feels real, walk alongside them while they figure it out, and sometimes get a little glimpse of the life they built after the paperwork is finished.

That part never gets old.

Wondering what it’s really like living in York County, PA? Here’s why I think it’s worth the tradeoff. 👇

People are quick to point out that it’s more rural (and quieter than the bigger metros nearby), but that only tells part of the story.

For me, the payoff is in the day to day. It’s being close to the Heritage Rail Trail, having easy access to farm markets + weekend hikes, and knowing I can spend a random Saturday in Downtown York grabbing coffee and popping into Central Market.

That’s the stuff that changes how a place feels to live in.

So yes, I get the criticism. I just think what you get in return matters so much more.

And fall is one of the best times to experience exactly what makes living here worth it.

Selling a home in York County, PA is a lot more than taking good photos and putting it on the MLS. 🏡

Good marketing pulls a lot of things together at once.

It’s knowing what buyers in York County care about, understanding which features deserve the spotlight (finished basements, outdoor space, updated kitchens—yes please), having a network of agents and local connections to get the word out, and using social media to show the home in a way that feels bigger than a listing page.

That’s where the strategy comes in.

Because a buyer might first notice the home because of the kitchen, the yard, the location near I-83 for commuting, or one small detail that finally makes them stop scrolling.

My job is to know what those details are, how to highlight them, and how to keep building interest around the home once it hits the market.

That’s what marketing a home should feel like to me. Thoughtful, intentional, and built around getting the right eyes on it.
