🔥 Demand is still outpacing supply- Well‑priced homes are pulling multiple offers within the first few days, especially in York, and the suburban pockets around it. Buyers are moving fast and coming in strong on anything clean, updated, or well‑maintained.

⏱️ Days on Market: 7 - Across York County, the current average DOM is sitting at 7, which is incredibly tight for early summer. Homes that are prepped and priced correctly are not lingering.

💵 Prices holding steady - We’re seeing stable pricing with slight upward pressure on move‑in‑ready homes. Buyers are still willing to pay for convenience, updated kitchens, and flexible spaces like offices and finished basements.

🏡 Inventory is rising… but not enough -More listings are hitting the market as we move into June, but not enough to satisfy buyer demand. This is keeping competition healthy and showings busy.

You don’t need perfection — you just need a score that tells a lender, “I am responsibleish.”

💚 How to Build Your Credit (aka the glow‑up)
On‑time payments — Even the minimum counts.
Low utilization — Keep balances under 30% of your limit.
Keep old accounts open — Age = wisdom.
Mix of accounts — Cards + loans = variety.
Limit hard pulls — Too many = “Are you okay?”

⚡ Quick Ways to Improve Your Score (like… this month)
Pay down small balances — Even knocking a card from 70% → 30% utilization can bump your score.
Only charge what you can pay off this month — Avoid the “credit card spiral” era.

Under contract after the first weekend and closed a little over a month later!

I was lucky enough to work with both parties on this one, and it was such a joy helping everyone move into a home that brings them closer to family. That’s the kind of work that never gets old. ❤️
