A big week for housing data. Here's the local-focused rundown for York and Lancaster County buyers and sellers:
๐Ÿ”‘ Mortgage Rates (Freddie Mac, June 4): The 30-year fixed fell to 6.48% โ€” down from 6.53% last week and 37 basis points lower than a year ago. The 15-year is at 5.79%. Income growth is now outpacing home price gains, meaning affordability is incrementally improving.
๐Ÿ“ˆ National Market: Pending home sales rose 1.4% in April (up 3.2% year-over-year) โ€” the third consecutive monthly gain. Existing home sales came in at 4.02 million SAAR with a national median price of $417,800.
๐Ÿ’ผ Jobs: The economy added 172,000 jobs in May โ€” nearly double what forecasters expected. Unemployment held at 4.3% and the 3-month average sits at 188,000 jobs per month.
๐Ÿก York County: Median sale price $298,000, up 7.8% year-over-year. Averaging just 17 days on market. Affordable, competitive, and in demand.

The mortgage rate story just changed โ€” and here's what it means for buyers and sellers in York and Lancaster County. ๐Ÿ ๐Ÿ“‰โ†’๐Ÿ“ˆ
For most of 2026, the market was expecting the Federal Reserve to cut rates, which would have pulled mortgage rates lower. That expectation has now reversed. According to HousingWire's lead analyst, markets are now pricing in a rate hike โ€” not cuts. The driving force? Inflation. Not the job market, but inflation โ€” and oil prices are adding to the uncertainty.
Here's the important part: home purchase demand is still holding up, even with rates near 6.7%. Buyers are still out there. They're motivated. And sellers who list in this environment are reaching a pool of buyers who've already accepted today's rate reality.
