Keep in mind this is a different measure than Wednesday's MBA applications data — Freddie Mac tracks average rates offered to well-qualified borrowers, while MBA reflects real-time loan application activity nationwide. Here in York and Lancaster Counties, buyers are still finding good opportunities despite the incremental rate moves — inventory has been easing and sellers are staying realistic on pricing, which helps offset some of the affordability pinch. Mortgage rates ticked up to 6.79% this week, their highest level in four weeks, according to the Mortgage Bankers Association's Weekly Applications Survey. Even so, mortgage applications rose 0.8% overall, with purchase activity up 2% for the week — a sign buyers are still finding homes worth pursuing despite the rate bump. Refinance activity pulled back as rates rose, and more borrowers are turning to adjustable-rate mortgages (ARM share hit an 8% high for the year). For York and Lancaster County buyers, this is a reminder that today's rate isn't necessarily tomorrow's — and that inventory in many of our local markets is giving buyers real options right now.
