📉 Pennsylvania home prices took a breather in September!
The statewide median sale price slipped 4.5% from August to $315,000, though it's still up about 6% from this time last year. Home sales fell roughly 10% month over month, and active listings ticked up 1.6% to 46,549, according to the Pennsylvania Association of Realtors®.
Here at home, the story has its own twist. Lancaster County's September report showed a median sold price of $370,000, up 4.2% from a year ago, with active listings up 17.3%. In York County, Bright MLS's latest weekly snapshot shows showings and new contracts running below this time last year. More choices and a calmer pace can be great news for buyers, and for sellers it means smart pricing and polished presentation matter more than ever.

October gives sellers less useful evening light every week. 🌇 ⁣

Once the clocks change in most places, a 5:30 showing that felt bright and open in September can become a walkthrough in the dark. It's a small shift that changes a lot: buyers can't see the yard, the natural light you're selling doesn't show up, and rooms photograph — and feel — smaller. ⁣

A few things that help: ⁣
⁣
- Get your exterior photos taken on the next bright afternoon ⁣
⁣
- Turn on every light before a showing, and replace any bulbs that don't match the others ⁣
⁣
- Open the blinds before a daytime showing so the remaining natural light can do its job ⁣
⁣
- Light the walkway and the entry — the first ten seconds happen outside ⁣
⁣
- Add a lamp to any room that only has an overhead light ⁣
⁣

📉 Mortgage rates dipped for the first time in over two months, but homebuyers haven't rushed back yet.
The Mortgage Bankers Association reports the average 30-year fixed rate slipped to 7.41% from 7.50% last week. Even so, total mortgage applications fell 5.3% for the week, and purchase applications dropped 7%, putting them 18% below this time last year. MBA's deputy chief economist says this fall's higher rates have clearly slowed the housing market.
We're seeing it right here at home. In York County, Bright MLS's latest weekly report shows showings and new contracts trailing last year's pace, while Lancaster County's median sold price still climbed 4.2% in September. For buyers, that can mean more room to negotiate. For sellers, pricing it right from day one matters more than ever.

Good news from the Pennsylvania job market! 📉 The state Department of Labor & Industry reported on October 16 that Pennsylvania's unemployment rate fell to 3.6% in September. That's down from 4.4% a year ago and the lowest rate since September 2023, well below the national rate of 4.2%. The state's labor force also hit a record 6.66 million, and Pennsylvania has added 45,000 jobs over the past year. For our York and Lancaster County buyers, steady paychecks are the foundation of buying power, and with mortgage rates still elevated, that confidence matters. Good news for York County's woman-owned small businesses! 🌟 The BLOOM Business Empowerment Center, through the York County Economic Alliance, opened its 2026 Woman-Owned Small Business Grant Program on October 19, with grants of up to $1,500 to help a business improve operations, expand what it offers, or grow to the next level. To qualify, a business must be for-profit, at least 51% woman-owned, located and operating in York County, and have generated revenue as of April 30, 2026. Past BLOOM recipients from 2024, 2025 or 2026 aren't eligible. Small businesses are the heart of the neighborhoods we love to serve, and when local owners grow, the main streets our buyers and sellers call home grow with them. Fewer buyers are walking through York County homes, and sellers are pricing higher. For the week ending 10/18, York showings were down 23.3% from last year, while the median list price rose 12.9% to $327,500. Lancaster County looks different. Showings are up 3.5%, and the median list price is up a more modest 2.2% to $357,500.
Across the Mid-Atlantic, new contracts are down 15.5% from last year, the sixth straight week at a five-year low. Active listings are up 19.2% in York and 14.9% in Lancaster, so buyers who are out looking have more to choose from.

Pending home sales fell 7.3% in September, according to the National Association of REALTORS®, and are down 11.3% from a year ago. Contract signings dropped in all four major U.S. regions as mortgage rates climbed fast, with Freddie Mac's 30-year average at 7.40% versus 6.27% a year ago. Closer to home, Lancaster County's September median sold price still rose 4.2% to $370,000 while active listings jumped 17.3% to 779, and York County logged 114 homes under contract in the week ending Oct. 18 compared to 141 at this time last year. For buyers, that means more choices and a bit more room to talk price. For sellers, pricing it right from day one matters more than ever. Just released this morning: Census Bureau data shows September housing starts at an annual pace of 1.221 million, down 5.2% from August and 7.4% from a year ago. Building permits came in at 1.400 million, essentially flat from August (-0.2%).
One note: the monthly starts number carries a wide margin of error (±11.8%), so we watch the trend more than any single month. For York and Lancaster, new construction is only part of the picture. Active listings in our two counties are up 19.2% and 14.9% from last year, according to Bright MLS.
