You may have heard of a 2-1 buydown or 3-2-1 buydown. Here’s how they work:

🔑 2-1 BUYDOWN
• Year 1: Your principal-and-interest payment is calculated using a rate 2 percentage points below your loan’s rate.
• Year 2: Your payment is calculated using a rate 1 percentage point below.
• Year 3 onward: You pay the full scheduled amount.

🔑 3-2-1 BUYDOWN
• Year 1: Your payment is calculated using a rate 3 percentage points below your loan’s rate.
• Year 2: 2 percentage points below.
• Year 3: 1 percentage point below.
• Year 4 onward: You pay the full scheduled amount.

💰 Who pays for it? Funds are set aside at closing to cover the temporary payment difference. Depending on the loan program and negotiations, we may be able to ask the seller to cover that cost as part of your offer!

🏡 JUST CLOSED! A 2.25% VA loan assumed, and a new chapter begins! 🔑

PennyMac estimated 75–80 days to complete this loan assumption. We crossed the finish line in just 49 days! 🙌

This closing started with a plan. We completed a thorough market analysis, made sure the home was staged properly, and showcased it with professional photography, video, and drone footage.

We also highlighted a valuable opportunity: the seller’s assumable 2.25% VA loan. And we found a buyer who was able to take advantage of it!
