Interesting article on the importance and purpose of a home inspection. The goal of a home inspection is to identify any major issues with the home's structure, roof, electrical system, plumbing, and other critical components before the sale is finalized. Due to current market trends (sellerโ€™s market), buyers are often advised to limit their inspections to structural and environmental concerns. However, this leaves out mechanical components which would normally fall under an inspection contingency. Our office is skilled in all aspects of real estate transactions and is experienced in reviewing and negotiating any issues with inspections prior to closing.

After the seller accepts your offer to buy a home, the most significant event before closing is the home inspection. Itโ€™s such a pivotal point that many home purchase agreements include a contingency that lets buyers dissolve the purchase agreement if major issues are found during the inspection.

Is a land survey necessary for your real estate transaction? ABSOLUTELY.

Although most lenders will advise that it is not required for loan purposes, our office's position is that obtaining a survey PRIOR TO CLOSING is money well spent. Not only will your survey be included in your owner's title policy (as a survey endorsement) it will also evidence any easements and/or encroachments that may need to be removed prior to you taking ownership.

Here are some additional reasons why a survey is a good idea:
โ€ข A survey clearly defines property lines; this will help avoid future potential disputes with neighbors especially if you plan to make changes (add on) to the structure of your property.
โ€ข Surveys can reveal noncompliance with local zoning laws, resulting in fines and additional legal issues.
โ€ข Surveys identify easements (rights for others to use part of your property) and encroachments (structures from neighboring properties that interfere with your land)

Underground tank in a home you are looking to buy or sell? Anyone buying a home should make sure they do an underground tank sweep to check for hidden/undisclosed tanks. If a tank is found, buyers should negotiate the removal of the tank before the sale is finalized. Leaking underground storage tanks can contaminate soil and groundwater, resulting in significant environmental and health risks.
