The Gleichman Law Firm has the distinction of being the first to file a new type of deed in Georgia called a "Lady Bird" deed in Cherokee County. Effective July 1, 2024, the Lady Bird deed is a "transfer on death" way of leaving real property to one or more recipients upon your passing without having to go through probate.

Unlike a life-estate deed where you irrevocably convey ownership of real estate subject to the grantor's ownership during his or her life, the Lady Bird deed is revocable, even if money has changed hands. It's the "best of both worlds," allowing the property owner to transfer ownership upon the owner's death without having to go through probate, and at the same time allowing the owner to maintain control of the property until he or she passes away (similar to a last will and testament).
