🚨 Cobb County Neighbors — Heads Up!

Atlanta-based Prestwick Companies has filed to rezone a wooded property on Hickory Grove Place tucked between Wade Green Road and Hickory Grove Road. It's just behind the QuikTrip off I-75 Exit 273 in Acworth. They intend on developing another 55+ independent living community. The rezoning would shift the land from RSL Supportive (assisted living) to RSL Non-Supportive, meaning active senior residential homes, NOT a nursing or memory care facility.

📅 Planning Commission Hearing: May 5th at 9AM
📅 Board of Commissioners: May 19th at 9AM
📍 100 Cherokee St, Marietta (2nd Floor)

Want to weigh in? Call Cobb County Zoning at (770) 528-2035.
Is more senior housing the right fit for this corner of Acworth?

Where can I bring my family to pick out own strawberries?

Here are some fun strawberry farms offering u-pick (pick-your-own) experiences within approximately 60 miles north of Atlanta, GA. Strawberry season in north Georgia typically runs from mid-to-late April into early June, depending on weather. Always call the farm directly or check the farm's website or Facebook for current hours, ripeness updates, pricing, and any entry/field fees, as these details steer subject to change.

1. Warbington Farms (Cu***ng, GA)

Distance: About 38–40 miles north of Atlanta (roughly 40–50 minute drive).
Address: 5555 Crow Rd, Cu***ng, GA 30041.
Details: Family-owned farm with over 100,000 strawberry plants. U-pick strawberries are a highlight in spring (typically starting mid-April). They also offer pre-picked berries. Additional family activities often include a fun park with hayrides, swings, obstacle courses, slides, and more (separate admission may apply for the fun park).
Contact/Hours: Call (770) 889-1515 for current hours (they vary by weather/crop; closed Sundays in some seasons). Check their website or Facebook for updates.
Pricing example (recent seasons): Around $12–19 for a gallon (may include field admission); half-gallon options and pre-picked available. Buckets may cost extra.

2. Compton Bell Farms (Buford, GA)

Distance: About 39 miles northeast of Atlanta (around 40–50 minute drive).
Address: 5351 Lanier Islands Pkwy, Buford, GA 30518.
Details: Family-run spot with u-pick strawberries (expanded fields in recent years). U-pick typically begins mid-April. They also have other farm fun like wagon/tractor rides, animals, slides, and seasonal activities (corn maze in fall).
Contact/Hours: Check their website (comptonbellfarms.com) or social media (Facebook/Instagram) for exact 2026 opening dates and hours. Field trips are sometimes available.
Note: A newer or expanding option for north-side picking with kid-friendly vibes.

3. Bella Orchards (Jasper, GA)

Distance: About 50–60 miles north of Atlanta (roughly 1-hour drive; right at the edge of your range).
Address: 533 Mineral Springs Rd North, Jasper, GA 30143.
Details: Family-run orchard offering u-pick strawberries (along with other fruits like blackberries, blueberries, apples, and peaches in season). They also have u-pick flowers sometimes.
Contact/Hours: Follow their Facebook (Bella Orchards Jasper) or call for current strawberry u-pick status, hours, and pricing (they often encourage bringing your own gallon basket to save). Season typically aligns with other north Georgia farms.
Note: A scenic drive with mountain views; good for combining with other north Georgia activities.

Other Nearby Options (Slightly Over or Borderline 60 Miles North/Northeast)

Jaemor Farms (Alto, GA, ~60+ miles northeast): Large u-pick operation with strawberries, plus an eatery and other produce. Often opens late April. Admission + gallon pricing typical. Check jaemorfarms.com.
Farms farther north like Mercier Orchards (Blue Ridge) are generally beyond 60 miles.

Tips:

Season timing: Early April 2026 may be borderline for peak picking north of Atlanta—many farms note mid-April starts. Monitor for weather impacts.
What to bring: Wear comfortable shoes/clothes for fields; some farms allow your own containers (or charge for buckets). Kids often love the experience, but check age/activity rules.
Payment/Prep: Cash or card varies; many recommend arriving early as fields can close once berries are heavily picked.

For the most accurate info, reach out to the farm directly.
Enjoy the fresh berries! 🍓

The Silver Comet Trail runs from Smyrna, Ga all the way into Alabama!

🚴‍♂️ Did you know you can ride nearly 100 miles on a paved trail starting right here in Cobb County?

The Silver Comet Trail stretches 61.5 miles from Smyrna to the Georgia–Alabama state line, following the path of a historic rail line. It will soon connect to the Beltline in Atlanta. In Cobb County, you get 12.8 miles of prime trail access, starting at the Mavell Road Trailhead in Smyrna, continuing West through Mableton, and through Powder Springs before continuing into Paulding and Polk counties and all the way into Alabama.

The Silver Comet is one of the longest continuous paved trails in the Southeast—and a major lifestyle driver for home buyers. What makes it even more appealing is how it connects multiple growing communities across three counties:

Cobb County
Smyrna (eastern starting point)
Mableton
Powder Springs

Paulding County
Hiram
Dallas

Polk County
Rockmart
Cedartown

From intown access in Smyrna to small-town charm in Powder Springs and beyond, the trail offers a mix of commuter convenience, recreation, and long-term growth potential.

👉 Thinking about living near the trail or investing in one of these areas? Drop a comment or message me—happy to break down where the best opportunities are right now.

Zillow, HotPads, Realtor.com, Rent.com; speed is your advantage.

Act Like a Buyer
Have docs ready, tour same day, and apply right away.

Tap Hidden Inventory
Property managers, For Rent By Owner listings, FB groups (use extreme caution with marketplace!), and driving neighborhoods.

Use Property Management Companies
More inventory, early access, fast applications.
Management companies:
Renter's Warehouse

Avoid Scams
Watch for prices too low, upfront payments, property managers won't meet face to face, or unverifiable listings. Google the address to make sure it's not listed for sale.

Focus Your Search
Be sure to locate near school and/or work. Check school ratings and crime statistics.

I don't work rentals, but I hope this was helpful! Please reach out when you are ready to buy or sell!

Artists honored by Governor Kemp at the Georgia State Capitol!
Yesterday I had the honor of being in the entourage of talented photographer, group member, and valued group content contributor Wayne Morgan as he was honored by the Governor in the state capital. Wayne's work was chosen to hang in the capital or at the Governor's mansion. Congratulations Wayne! I enjoyed meeting you. Thanks for having me be part of your big day!

The weather guessers often get it wrong, but it's much, MUCH better to be prepared for a storm that doesn't come than to be caught unprepared.

Make your preparations TODAY before the traditional run on milk and bread. Other items that may be more helpful than severe weather French toast:

Fuel up vehicles
Fuel and test chain saws and generators.
Consider how to heat your house and keep your family warm if the power is out for an EXTENDED time.
Prep your house by cutting trees and limbs that threaten your house.
Insulate and weather strip.
Flash lights and batteries
Stock non-perishable foods and family medicines to last at least a week.
Make sure your have plenty of blankets and warm weather gear.

Do you have any other tips?
