A lot of sellers spend so much time trying to time the market perfectly that they miss the window they were standing in.

Perfect timing in real estate is a myth. What's real is a good market, a well-priced home, and a buyer pool that's ready to move. May has all three of those things right now. Waiting for something better usually means waiting for conditions that may not come, while the buyers who were ready in Spring move on to something else.

The sellers who do well aren't the ones who timed it perfectly. They're the ones who made a clear decision and executed it well.

Deferred maintenance is one of those things that feels like a money-saving decision until it isn't.

The small water stain on the ceiling that's been there for two years. The deck that needs sealing. The HVAC that hasn't been serviced since the last owners. These items have a way of compounding quietly and then showing up all at once, either in an inspection report when you go to sell or in a repair bill that could have been a fraction of the cost a year ago. Buyers notice deferred maintenance and they price it in, usually more aggressively than what the actual fix would have cost you.

There are some pieces of real estate advice that get passed around so often people treat them as rules, even when they haven't been true for a long time.

"Always lowball your first offer." "Never buy the most expensive home on the street." "Wait until you have twenty percent down." Some of these made more sense in different market conditions. Some were never quite as universal as they sound. The problem is advice like this gets repeated so confidently that people build strategies around it without questioning whether it fits their situation.

If you want to be in a new home before Summer is over, the timeline to make that happen starts now.

A typical purchase from accepted offer to closing runs thirty to forty-five days, sometimes longer. Add in the time it takes to search, make offers, and get one accepted in an active market, and a May start gives you a real shot at a Summer close. A June start gets tight. July is usually too late for an August move-in.

Families planning around school start dates especially feel this window. It doesn't stay open long.

A lot of buyers are waiting for rates to drop before they buy. It's worth thinking through what that strategy is actually counting on.

Rates affect your monthly payment, but they're one piece of a bigger picture. When rates drop, demand goes up. When demand goes up, prices follow. The buyers who waited for better rates in the last few cycles found themselves competing harder for homes that cost more. The math doesn't always work out the way it looks on paper. Buying when competition is lower and refinancing later when rates improve is a strategy that has worked for a lot of people.

The first showing of your home happens before anyone steps foot inside. It happens on a phone screen, usually while someone is scrolling at night, and it takes about two seconds.

If the photos don't stop the scroll, the house doesn't get a showing. It's that direct. Professional photography isn't a luxury add-on for high-end listings. It's the single most important marketing investment a seller can make because everything else, the price, the location, the square footage, gets evaluated after the photo earns the click.

The call where a first-time buyer finds out their offer got accepted. The moment a seller sees the final number and it's more than they expected. The closing where someone walks out with keys to a home they weren't sure they could ever afford. You can have ten transactions going at once and when one of those moments lands, everything else goes quiet for a second.

In competitive markets, buyers sometimes feel pressured to waive inspections to make their offer more attractive. It's worth understanding what you're actually giving up before you make that call.

An inspection isn't just a list of problems. It's a complete picture of what you're buying. Skipping it means inheriting everything inside that home with no information and no negotiating ground if something significant turns up after closing. There are ways to make a competitive offer without eliminating your ability to know what you're buying. A lot of homeowners bought two, three, five years ago and haven't stopped to look at what that decision has actually done for them financially.

Some home upgrades look good on paper and disappoint in real life. And then there are the ones you wonder how you ever lived without.

Late Spring is one of the best times to catch small home issues before they become Summer problems, and most homeowners skip right past it.

AC units that haven't been serviced since last year. Weatherstripping that didn't survive Winter. Gutters full of Spring debris. Outdoor faucets and irrigation systems that were winterized and never checked. None of these are expensive to address right now. All of them have a way of becoming urgent and expensive in July when you actually need everything to work.

A quick walkthrough in May saves a lot of frustration in August.
