HAPPY CLOSING DAY to my sweet sweet little baby 21 year old first time homebuyer!!! Jon bought his first house today and wow what a wonderful transaction it was. We had the kindest sellers who knew his mom and sister personally- we found this out AFTER we went under contract. They were wonderful enough to cover ALL of his closing costs tho and still make repairs for us. He got the perfect home in the location he was looking for and it all really just came together! Of course we couldn’t have done it without the help of our incredible lender partner, Karen Rhodes, and her team as well as a great other side of the transaction AND Jon’s really awesome bosses! Congrats to you on this huge milestone, I am SO proud of you!!!

Everyone and their brother is asking “Should I wait to buy until rates drop?”

Well, here’s a little bit of food for thought:

In the 80’s people were buying homes with ✨12%✨ mortgage rates.

In 2020 rates saw a new low of 3% and today we’re around the mid 6% range.

So the real question here is: are you “waiting for rates to drop”? OR are you waiting and hoping prices don’t keep rising?

Don’t forget that real estate is a long term investment. Time IN the market typically matters more than timing THE market.

If you’re planning on buying another home or even your first in the next couple years, it may actually be worth getting some numbers now instead of waiting and guessing. At least that gives you a baseline to start if nothing else!

You already know the next step —-> I called Kara to get those numbers, be the buyer in the game with the MOST knowledge because you have a real estate expert backing you up every step of the way.

Yall… the lender ALWAYS finds out!!

I know it can be super frustrating to provide 4000 documents (I’m exaggerating obviously… but like not by that much let’s be honest 🤣). BUT there is a reason they need these things and NO you can’t just omit information or try to hide it, it just won’t work! And normally what I see people omitting or trying to avoid telling the lender are super easy things to explain or are allowed within a transaction anyways so it’s really no big deal BUT if you wait till the last minute or the lender eventually finds it last minute (because they will) it can and will likely hold us up from closing on time which can be costly in both the position of buyer or seller. So do yourself (and me, pretty please) a favor and just TELL THE LENDER! We want you to get to the closing table so we won’t let something prevent that if we can help it!!

Congratulations to my sellers! You DID IT!!!

These guys came to me earlier in the year when their previous agent “guaranteed” them a sale within a certain amount of time but couldn’t get their home sold.

Fortunately for them they decided enough was enough and came to me! Their home sat for about 6 months with the previous company but I was able to get them under contract in less than 60 days for about 99.50% of list price!

These sellers were motivated, cooperative and so responsive! There is no reason the house should have set for the amount of time that it did previously. It is a beautiful home, was priced correctly and was only a few years old.

All of this to say, going back to my message earlier this week, YOUR REPRESENTATION MATTERS!! Who you choose to represent the biggest transition(s) of your life MATTERS! As agents, we are not all created equally much like any other profession.

HAPPY CLOSING DAY to you, Chris!!!

Chris found me by calling my number on one of my listing signs, he was unhappy with his agent and decided he needed someone who really explained the process well and made sure he felt like his wants and needs were heard and just had this feeling that I would be the right person for the job! (He was right, by the way)

Chris is also a 100% disabled veteran that served our country and has been handed one curve ball after another since he got out of the military.

Thankfully, the VA really took care of him with that VA loan! We were able to get him approved with a company that did not require a minimum credit score for a VA borrower, didn’t care that he was on a fixed income and honestly really only cared about doing what needed to do to make him a homeowner. Because if you’re going to serve our country you deserve AT LEAST the privilege of homeownership!

And we made it happen! We had some really incredible sellers that were willing to cover ALL of his closing costs to get him here.

Congratulations to this awesome, first time homebuyer and army veteran for purchasing your first home! I’m so proud of you and am so appreciative of your service!
