The Fernando Impact Award recognizes individuals who demonstrate outstanding achievements in community engagement, volunteerism and leadership. Fred received his honor at the Annual Fernando Awards Gala on November 7th at the Skirball Cultural Center.

In September, Gaines & Stacey LLP client SJF Venice LLP received unanimous approval from the Los Angeles City Planning Commission for a new four-story, 36,000 sq. ft. mixed use project in Venice. The project will include 30 residential units, 2600 sq. ft. of retail space, an 1,800 sq. ft. restaurant with full alcohol service, and two levels of subterranean parking. Partner Alicia Bartley represented our client throughout the approval process.

Gaines & Stacey LLP client Graham Property Management has been successful in defeating a challenge by an environmental group to its approved Coastal Development Permit for oceanfront property in San Clemente. On May 2, 2025, the Orange County Superior Court denied all relief sought in Friends of Trafalgar Canyon v. California Coastal Commission, and upheld all of the development approvals. Gaines & Stacey LLP Partners Sherman Stacey, Rebecca Thompson and Kim Rible defended the case for our client.

In March, Judgment was entered in favor of Gaines & Stacey LLP client AVA Property Investments, LLC, upholding the approval of their new retail center in Riverside County. The court denied all claims brought by a neighborhood group challenging the CEQA Environmental Impact Report (EIR) for the project. Partner Alicia Bartley represented our client in the litigation.
