Long & Foster Market Update | Triangle | September 2026

Triangle’s September numbers point to a market that kept moving even with fewer homes coming on the market. Sales held even with last year, while homes that sold spent significantly less time on the market.

Another notable piece of the picture: homes sold at 100% of their asking price on average. With fewer new listings than a year ago, well-positioned homes are still getting buyers’ attention.

Today, our Woodbridge office hosted an Appraisal Changes Watch Party, bringing our agents together to learn about one of the most significant updates to residential appraisal reporting in years!

We explored what the transition to new appraisal reporting standards means for our industry, including the retirement of traditional forms, more detailed property documentation, and a new data-driven approach to appraisals.

Montclair’s September numbers offer an interesting perspective for both buyers and sellers. Homes took a little longer to sell than they did a year ago, but an average of 21 days on the market still shows steady activity.

For sellers, pricing matters. Homes that sold closed at an average of 99% of their listing price, a good reminder that buyers are out there and responding when the home and the price line up.

For buyers, a little more time on the market can create room to make a thoughtful decision rather than feeling like every move has to happen overnight.
