now is the time to work backward from your target move date.

Florida’s homestead exemption generally requires you to own and occupy the property as your permanent residence on January 1.
You’ll also need to apply through your county property appraiser, typically by March 1.

This proposed homestead change belongs on your radar 🏠

If voters approve it, permanent Florida residents as of December 31, 2026, who establish a homestead could qualify for an expanded exemption from certain non-school property taxes.

People who become residents after that date could wait five years to receive the full exemption.

Florida voters will consider Amendment 3 on November 3, 2026 👀
If approved, the homestead exemption for non school property taxes would increase
to $150,000 in 2027 and $250,000 in 2028.

TIMING MATTERS!

Establishing your Florida residence by December 31, 2026 could allow you to
access the expanded exemption sooner 🎉

IMPORTANT: Those who qualify after that date may have to wait until their fifth year of exemption to receive the larger benefit.
