The Central Florida market in July 2026 looks very different from what buyers were facing two or three years ago, and that is actually good news.

The Orlando housing market has shifted into a more stable phase. Instead of intense competition and limited inventory, there is now a better balance between buyers and sellers. Active listings are up roughly 16%, timelines are stretching back to normal, and properties are now averaging 58 to 71 days on market, making negotiations feel far more collaborative than they did just a few years ago.

The average home price is sitting around $427K, up about 1.6% from last year, which tells you values are holding without the runaway appreciation that made things so stressful for buyers before. Even still, supply remains below the 6-month benchmark for a truly balanced market, so sellers who price strategically are continuing to see strong interest.

The window of opportunity here is not about waiting for rates to drop. It is about moving while you have more options, more time, and more negotiating room than buyers have had in years.

Not because they said the wrong thing. Because they showed up unprepared and the seller felt it. Sellers are interviewing you the moment you walk through the door. Your energy, your materials, and your knowledge of their home and their market tell them everything they need to know in the first five minutes.
