🏡 Inventory Still Lean — New listings are coming to market, but supply hasn’t fully bounced back — which continues to support price stability and selective competition in desirable neighborhoods.

📊 Slight Cooling vs. Peak 2024–2025 — Compared to last year’s frenetic pace, we’re seeing a more balanced market. This shift is giving buyers room to evaluate options, and sellers an incentive to price smartly.

Ingredients:
▪️ 1 box yellow cake mix (baked & cooled)
▪️ 1 can crushed pineapple (drained)
▪️ 1 box instant vanilla pudding
▪️ 1 Cool Whip
▪️ 1 block cream cheese (softened)
▪️ 1 cup powdered sugar
▪️ Maraschino cherries
▪️ Pecans (optional)

Directions:
1️⃣ Bake cake and let cool.
2️⃣ Cream together powdered sugar + cream cheese.
3️⃣ Fold in Cool Whip to make the “million-dollar filling.”
4️⃣ Layer pineapple over cake.
5️⃣ Spread filling on top.
6️⃣ Chill 2 hours… then enjoy every last bite! 😍
