Being your own boss can give you flexibility, independence, and control over your income. But when it is time to buy a home, being self-employed can make the mortgage process feel a little different.

If you own a business, work as an independent contractor, freelance, or earn income through your own company, lenders may need to review your finances in more detail than they would for a traditional salaried employee.

Who Is Considered a Self-Employed Borrower?

Generally, you may be considered self-employed if a significant portion of your income comes from a business you own or operate. For conventional mortgages following Fannie Mae guidelines, borrowers who own 25% or more of a business are generally considered self-employed for mortgage qualification purposes.

Self-employed borrowers can include freelancers, consultants, independent contractors, sole proprietors, real estate professionals, small-business owners, partners in a business, and owners of corporations or LLCs. Your business structure can affect the documents a mortgage lender needs to review, so two self-employed borrowers may go through slightly different qualification processes.

Can Self-Employed Borrowers Get a Mortgage?

Yes. Self-employed borrowers can qualify for many of the same mortgage programs available to salaried employees. The major difference is usually how your income is documented and calculated.

A traditional employee might demonstrate income using recent pay stubs and W-2 forms. A self-employed borrower may need tax returns and business financial documents so the lender can understand how much income is actually available for mortgage payments.

Lenders are primarily looking for income that is stable, predictable, documented, and reasonably expected to continue. So having a successful business is important, but lenders also need documentation that shows the financial picture behind that business.

How Long Do You Need to Be Self-Employed?

A two-year history of self-employment is commonly used when evaluating income because it gives lenders enough information to identify earnings trends. However, having less than two years of self-employment does not always mean you cannot qualify.

Under Fannie Mae guidelines, income from a borrower with less than two years of self-employment may sometimes be considered when the most recent tax returns reflect a full 12 months of self-employment income and the borrower has relevant previous experience in the same or a similar field.

Freddie Mac documentation guidance also recognizes situations where tax returns reflect at least 12 months of self-employment income, subject to applicable requirements. The exact requirement depends on your mortgage program, income history, business circumstances, and lender guidelines.

What Documents Do Self-Employed Borrowers Need?

Documentation requirements can vary, but preparing your financial records before applying can make the mortgage process much easier. Depending on your situation, your lender may request:

Fannie Mae guidelines allow federal tax returns or applicable tax transcripts to be used when required to document certain types of borrower income. Having clean, organized records can prevent unnecessary back-and-forth during underwriting.
How Is Self-Employed Income Calculated for a Mortgage?

This is one of the biggest areas of confusion for self-employed homebuyers. Your mortgage qualifying income is not necessarily the same as your business revenue.

For example, imagine your business generates $200,000 in annual revenue. After business expenses, deductions, and other adjustments, your taxable or qualifying income may be significantly lower. Mortgage lenders review your tax returns and applicable business documents to determine how much income can reasonably be used to qualify for the mortgage.

They may examine your earnings history, business expenses, ownership percentage, business income or losses, and whether income has been stable, increasing, or declining. Fannie Mae specifically requires lenders evaluating self-employed income to determine the amount of stable and continuous income reasonably available to the borrower for mortgage obligations. This is why simply knowing your gross business sales does not tell you how much mortgage income a lender will calculate.

Suppose your business earns strong revenue, but you claim substantial legitimate business expenses. Your taxable income may appear much lower than the amount of money flowing through your business.

Since mortgage lenders often rely heavily on tax documentation when calculating self-employed income, lower reported income can sometimes reduce your qualifying income. That does not mean you should avoid valid business deductions simply to qualify for a mortgage. Instead, if homeownership is one of your upcoming financial goals, speak with your tax professional and mortgage professional early. Understanding how your tax returns may be interpreted can help you plan appropriately without making last-minute financial decisions.
