The February 2026 Chicago Fed Ag Newsletter confirmed what we had been sharing with you that land values in this area were pushing record highs in many areas, but showing Indiana farmland values increasing 9% in Indiana overall for 2025 .

The majority of our auctions (especially near the Ohio state line) certainly confirmed that with multiple tracts selling in the $19,000 to $21,000+ per tillable acre range.

Land prices tend to decrease thefurther west of the Indiana/Ohio State Line that you travel, but overall have remained strong.

We continue to see some softness in areas where several farms have sold and saturated the market or with poorer quality farms.

The land market is more selective today.

The Iran Conflict that began on February 28, 2026 affects all of us, but especially agriculture.
Following are some of its impacts on US agriculture:

1. Cost of Production Increased Substantially: Farm costs of production have increased for all facets of agriculture.

2. Nitrogen Fertilizer Cost Increased Substantially: Purdue University shared that nitrogen fertilizer prices increased 30% within days of the conflict beginning.

3. Potash fertilizer Costs Increased: Argus Media reports an increase in potash costs of 18 –22% following the start of the conflict.

4. AOL News indicates that diesel prices were $3.76 per gallon when the Iran Conflict began and had increased to $5.50 per gallon, for a 46% price increase. I paid $5.99 per gallon for diesel fuel yesterday! OUCH!

5. With the petroleum cost spike that we have seen over the past week, I believe the above data is most likely outdated.

Profitability margins were already tight for farmers prior to the Iran Conflict. The significant increase in production costs certainly raises farm profitability concerns.

On April 30, 2026, the US House of Representatives passed a new farm bill named the Farm, Food, and National Security Act of 2026.

In order to pass this bill, the House removed two key items included in the bill concerning year-round E15 sales and removing the pesticide liability shield (AgWeb). Although the House version of a new farm bill will require some major revisions to pass the Senate, it is the furthest we have progressed toward a new Farm Bill since 2018.

The House plans to revisit year-round E15 in a separate Farm Bill when it reconvenes May 12.
With the House passage of a Farm Bill, the Senate now has some pressure to do something.

AgWeb reports that the Senate will likely not act quickly on the House version of the Farm Bill, but it is possible that a compromise on some key items is possible. Progressive Farmer and other sources indicate that the US Senate is working on a different bi-partisan Bill that will better address SNAP and funding conservation programs that is expected to be released later in 2026.

The key takeaway here is that the House passing a new Farm Bill is a big step.

This Mother’s Day, we are proud to celebrate the women who do it all, especially those leading both at home and in the field.

The mom featured here is no stranger to those we serve. Carla Peacock isn’t just the heart of her family, she’s also an integral part of helping Halderman-Wi******er move forward each day as we serve our clients. It’s a role that requires grit, vision, and unwavering dedication, and she handles it with excellence.

In agriculture and land management, women like Carla are often the steady force behind success, balancing family, finances, and the future of the farm. Today, we are proud to recognize the many women whose hard work often happens behind the scenes but leaves a lasting impact.

To the mothers raising the next generation while helping build and sustain meaningful legacies, we celebrate you.

Happy Mother’s Day from all of us at Halderman-Wi******er Farm Management and Real Estate!

Locally, we missed some forecast rains that allowed for great planting conditions in April before it began raining here again. We received some much-needed precipitation beginning on April 25 that helped our planted crops as some of the seeds were reportedly lying in dry soil and unable to sprout.

The most recent NOAA 30 Day Weather Forecast is for cooler than normal temperatures over the eastern corn belt and average to below average precipitation, which helped push grain prices.

The NOAA 90 Day Forecast calls for above normal temperatures and average precipitation over much of the Midwest.

Additionally, NOAA projects a 61% chance of a “super El Nino” forming and impacting our crops, with Brownfield Ag News reporting that this is expected to impact our weather/crops beginning in July/August.

The shifting weather pattern is expected to result in a more active weather pattern for the Midwest, bringing increased opportunities for precipitation and cooler temperatures due to increased cloud cover.
Yuck!
Agriculturally, this potential “super El Nino” weather change could lead to a challenging fall harvest.

We assist many of our clients with drainage projects to help improve their farm investment returns.
Soil drainage is a key factor in maximizing crop production potential and investment returns in EC Indiana and WC Ohio due to our mineral soils.
Soil drainage can often be improved by implementing both surface drainage and subsurface drainage improvements on most local farms.

Check out some of the benefits of improved soil drainage...
1. Ensuring timely planting and field operations.
2. Minimizing soil compaction.
3. Improving soil porosity.
4. Improving soil filtration (subsurface drainage).
5. Reducing surface runoff of nutrients (subsurface drainage).
6. Increasing Yield Potential. The CCPA (Corrugated Polyethylene Pipe Association) reports that yields can increase from 15% to 42% for both corn and soybeans by tiling cropland.
7. Increasing investment returns potential.

Many local farmers have completed planting in EC Indiana and WC Ohio, while a few others delayed planting somewhat and are not finished.
Some of you may question why some farmers did not plant aggressively in mid-April when the soil conditions were near ideal and temperatures were favorable.

The average last spring freeze date for 2026 was listed as April 21 for our area, while we received a freeze locally as late as May 4 in 2023. With the cost of planting a crop today and some near freezing temperatures that were in the weather forecast, some farmers chose not to risk a potential late freeze. Fortunately, we appear to have missed a late freeze this spring.

As one local agronomist shared, we will know what the right decision was in a few months. The weather forecast currently shows some potential opportunities for farmers to plant later this week, which is great for them. Howard Halderman just updated that he sees no planting being done north of US Highway 26 in Indiana, while South Dakota is rolling 100 mph.

The USDA Planting Progress Report indicated the following on April 26, 2026:
1. US corn is 25% planted with a five-year average of 19% planted for
this time period.
Locally, we are approximately 85% planted.
2. US soybeans are 23% planted with a five-year average of 12%.
Locally, we are approximately 85% planted.

The planting progress was within range of what the trade anticipated. However, wet weather
forecast for part of the Midwest has led to a steady corn price increase this week in anticipation of
additional corn planting delays.
