“Where should I actually live?” is still our #1 question. This week: the part of town everybody visits and almost nobody considers living in.

This week: Downtown Wilmington (28401)
🏛️ What it actually is: roughly 230 blocks of the largest National Register historic district in North Carolina, 19th century homes on brick streets, converted lofts, and newer condos, most of it within a few minutes’ walk of the river.

🍽️ Local flavor: the Riverwalk, Front Street, Saturday morning at the farmers market, Thalian Hall, and the short walk home afterward, which is genuinely the point of living here.

🚗 Commute math: you can walk to dinner. Mayfaire or the beach is 15–25 minutes. Parking is the real trade. Most historic homes have no garage and you will learn the residential permit system.

💲 Typical range: condos generally start in the $280Ks and run into the $400Ks; the median sale downtown has been sitting near $460K; restored historic homes on the best blocks run well past $600K and take considerably longer to sell.

📉 Worth knowing right now: downtown is one of the few pockets where prices have softened over the past year while the wider Wilmington market rose. If you’ve always wanted a historic home, there’s more room to negotiate here than there has been in a while.

Two things people get wrong about downtown. They assume it’s loud. Front Street on a Saturday night is, but three blocks inland it’s quiet enough to hear the ships. And they assume “historic” means money pit. Some are. Plenty have been fully renovated behind an original facade. The inspection matters more here than anywhere else in the county.
