Happy anniversary Kate Pulliam I can’t believe it’s been 10 years since we said “I do!” We’ve had good times, rough times, happy times, sad times, and everything in between. Through it all, the one constant has been our love for each other. We’ve come so far, grown our family, and grown quite a few gray hairs along the way (at least I have). I couldn’t imagine doing life with anyone else, and I can’t wait to see what the next 10 years have in store for us! I love you the most! ❤️

JUST CLOSED | 302 SILKWEED CT

A good opportunity, a strong negotiation, and a quick trip to the closing table.

302 Silkweed was originally listed at $315,000, and last week my buyers closed on it for $240,000 after just 12 days under contract.

I’ve worked with these investors on a number of properties over the years, and I always appreciate the continued trust when it’s time to find the next opportunity.

Another one in the books. Now we’ll see what comes next.

UNDER CONTRACT | 172 MAPLE CREEK DR

Because apparently real estate knows the exact moment you go on vacation. 😂

The offer on this River Landing homesite came in while I was sitting on the boat waiting to set sail. Realtor Jesse Canady took it from there, handled the back-and-forth while I was gone, and had everything teed up so I came home to a contract ready to send out for signatures.

Pretty good reminder of one of the perks of being with a great brokerage. When you have people you trust around you, you can actually unplug for a few days and know your clients are being taken care of.

Huge thanks to Jesse for having my back on this one.

MAGNOLIA GREENS GUIDE | NOW LIVE

There’s a lot more to understanding a neighborhood than scrolling through homes for sale.

I put together MagnoliaGreensGuide.com as a resource for anyone considering Magnolia Greens or simply wanting to learn more about the community.

Inside, you’ll find an overview of the neighborhood, homes and different areas within the community, amenities, golf, current properties for sale, market information, and more, all in one place.

Whether you’re thinking about making a move now or Magnolia Greens is somewhere you’ve had your eye on for a while, the goal is to give you a better feel for the community before you ever schedule a showing.

Want to check it out? Comment “Magnolia” and I’ll send you the link, or you can find it through the link in my bio.

UNDER CONTRACT | 302 SILKWEED

Another one under contract with some familiar faces.

I’ve had the opportunity to work with these investors on a number of properties over the years, and I always appreciate getting the call when they’re ready to take on the next one.

This time, it’s 302 Silkweed. We found the right opportunity, put the pieces together, and we’re officially under contract.

Always grateful for the continued trust and the opportunity to keep working together.

PRICE IMPROVEMENT | COPPERHEAD LN

Now offered at $45,000.

This one-acre wooded homesite outside Burgaw offers a quiet setting on a state-maintained road with the flexibility for either a manufactured or stick-built home. A soil evaluation is already in hand, and public water is available with the buyer responsible for the tap.

You’re tucked away enough to enjoy the space and privacy of the property, while still being about 10 minutes from Burgaw and within an easy drive of Wilmington.

If you’ve been looking for land to put your plans into motion, this one is worth another look at the new price.

Three days on the market was all it took.
