This one was a journey.

The home had been on and off the market for nearly three years through multiple listing periods and multiple agents. I actually met with the sellers before they hired the previous agent, and when they decided it was time for a different approach, they gave me a call.

96 days later, we found the right buyer and made it to the closing table.

Real estate isn’t always about finding a buyer. Sometimes it’s about solving the problem that’s kept a property from selling in the first place.

I’m grateful these sellers trusted me with the opportunity and excited for them as they move on to their next chapter.

I’ve been thinking a lot about the UNC hospital announcement and what it potentially signals for Wilmington long term.

To me, this feels bigger than just one hospital. Between healthcare expansion, infrastructure investment, and continued population growth, Wilmington seems to be evolving into a much larger regional hub than a lot of people still realize.

Interesting to watch how these kinds of investments slowly reshape areas over time.

Not every buyer wants the flashiest house in the neighborhood.

Some people want a home that actually feels good to come back to at the end of the day.

This one’s a perfect example of why I love what I do.

We were out looking for flip opportunities and came across a small off-market lot. On its own, nothing crazy.

But for my buyer, it gives him the ability to put in an access road to his 8.5 acres, which completely changes the value and what he can do with it moving forward.

Sometimes it’s not about the deal itself, it’s about what it unlocks.

🌲 Vacant land deals are different. No open houses, no staging, no instant emotional pull.

This one came together because the right buyer and seller found each other at the right time. My role wasn’t to “sell” anything, it was to connect the dots and keep everything moving forward.

🎉 Congratulations to my buyer for closing on this great investment opportunity!🎉

🏦 This house was off market but through some digging, we learned that the property was in pre-foreclosure and the owner needed help. The seller was tight on funds, so we had to get creative with the deal structure. The owner had passed and an estate needed to be opened in order for the widow to sell the home, so we were on a strict timeline to get everything handled and avoid the foreclosure proceedings.

🤝 We were able to put together a deal that got the seller what she needed to avoid bankruptcy and give her the funds she needed to move on to her next chapter! Now, it’s time to get to work with the rehab/clean out and get this home ready for its next owner!
