I just dropped a video on YouTube called “5 Hard Truths About Wilmington, NC” and it covers the stuff that a lot of agents will not touch. Here’s why I’m making it. Wilmington is one of the hottest relocation markets in the country right now, and agents in this industry only get paid when a deal closes, not when a client is still happy years later. That creates an incentive to gloss over hard conversations. I would rather have those conversations up front so my clients are either confident about moving forward with a purchase, or confident about their decision not to. Either way, they know what they’re walking into. The full video is up on YouTube now. Real estate in Carolina Beach is a completely different ballgame than Wrightsville Beach. On WB the top sale I referenced was over $10 million. Carolina Beach’s top sale in the last 3 years was $3.35 million. Cheapest recent sale was a condo on Spencer Farlow Drive at $235,000. But the number that actually matters for most buyers is the median, which sits around $700K right now. That’s meaningfully more accessible than Wrightsville and reflects where most transactions are actually happening. CB is bigger, has more homes spread across the island, and offers way more variety, from oceanfront single families down to condos in the low $200K range. Honest reality: some parts of the island are in flood zones. Most of it isn’t. If you’re seriously looking at a property, check the address at flood.nc.gov before you buy. Cruising Carolina Beach and this block has one of the wildest food stories on Pleasure Island. First, Sea Witch Cafe & Tiki Bar. Established in 1995, it’s one of Carolina Beach’s most iconic tiki bars with live music, palm trees, and a huge dance floor. Great little spot to hang. Right next to it there’s an I ❤️ CB photo op on the right for the tourists (and locals who like a fun picture). But the real legend here is Island Burgers & Bites. This place started as a counter inside a convenience store called Islander Kwik Mart, and that convenience store doesn’t even sell gas. The burgers got so good, and word of mouth spread so fast, that Yelp named it Best Burger in North Carolina in 2022 and then #5 on Yelp’s Top 100 Restaurants in the entire state. They finally bought the old Hardee’s building right next door and turned it into a proper standalone restaurant that opened in May 2025. Bigger space, beer and wine, and still the exact same burger that put them on the map. It’s my number one burger in all of New Hanover County. Cruising the north end of Carolina Beach and this stretch is one of the most unique in the whole state. First up, the Carolina Beach Pier Carolina Beach Pier ™️ It used to be a full fishing pier until Hurricane Florence damaged the end of it back in 2018. Now the end still juts into the ocean like a Mario Kart level ramping straight into the water, and the pier itself has been transformed into a really cool oceanfront tiki bar with live music and food. Right next to it is Freeman Park, which is genuinely one of the only places in North Carolina where you can drive your 4WD vehicle directly onto the sand with a permit. Only the Outer Banks and Fort Fisher (just down the road) offer the same experience. When I first moved here I had a 2014 two-door Jeep Wrangler JK and I drove out here probably every weekend for a whole summer. I could take my truck out here now, but Gretchen is my baby and I’m not putting her through the salt water. Search “Carolina Beach Driving Tour” on YouTube for the full video. Link in bio.

Open house prep at a $4.6M Wrightsville Beach home is a full cardio session. 8 bedrooms, 10 bathrooms, and every single light needs to be on. This is about a 15 minute job alone in the house that’s over 5200 ft.² so I figured I would give you a little BTS on what we do to prepare . Big thanks to my friend Baxter Cheek for letting me hold it open.
