What’s the absolute cheapest way onto Wrightsville Beach? When we filmed this, it was the cheapest active listing on the entire island. Unit 811 at Shell Island Resort, the iconic tower at the north end: 540 square feet, every unit oceanfront. It sold for $535,000 on September 25 after just 12 days on the market. That’s about $990 a square foot for the cheapest door on the island, and it still went fast. The HOA runs about $6,300 a year (roughly $525 a month) and covers indoor and outdoor pools, a spa, a fitness center, private beach access, cable, two covered parking spots, and the building’s master insurance policy. That last one matters. With coastal insurance where it is, owners only need a policy for the contents inside the unit. Basically, resort living with a deed. Cruise the marinas long enough and you start reading boat names like bumper stickers. Murphy’s Law was a personal favorite on this trip. Every boat out here has a name, and mine still has the one it came with: the Scoot Pooter. I have yet to rename it, so I’m opening it up to you. Drop your best boat name in the comments and I might just make it official. Bonus spotting on this stretch: a Pershing, the sleek Italian yacht that looks like it belongs in a Miami music video or The Wolf of Wall Street. Ever wondered how people keep a boat at the beach without paying for a slip? This is how. Cruising down Motts Channel, past Motts Channel Seafood, you hit Atlantic Marine, which offers both wet slips and dry stack storage. Wet slip means your boat lives in the water. Dry stack means your boat lives on a rack inside a giant warehouse, and when you’re ready to go, a massive forklift plucks it off the shelf and sets it right in the water by the bulkhead. You show up, hop in, and go. No trailer, no ramp line, no hull sitting in salt water all week. We caught one coming out mid-tour, so we pulled in to watch. Quick PSA from the water: it’s the Intracoastal Waterway. Intra, meaning within, not inter. It’s a protected boat highway running inland along the East Coast, starting at mile marker zero in Norfolk, Virginia and continuing all the way down to Florida. Fun fact: the Wrightsville drawbridge sits at about mile 283. You could ride it to Miami if you wanted, but from here you can easily cruise down to Carolina Beach in about half an hour. Before I hang a left off the waterway to start my loop around Harbor Island, I always point at Dockside and tell everybody on the boat “later.” It’s my standard last stop of the day. Start slow, let the motor warm up, let the crew warm up, and save the drinks on the dock for the ride home. Search “Wrightsville Beach by Boat” on YouTube for the full tour.

Calling all downtown Wilmington history/ Halloween lovers! 🏚️

I am still looking for a historic downtown home with a story to film in for one evening the week of Oct 19. We are looking to do an amateur "Ghost Hunt" with a real estate twist.

Vacant and Downtown is ideal, but not required. We’d need about 2 hours, and we can never show the address or the outside of the house if preferred.

The slow cruise down the Intracoastal is where I run my mental checklist before the real fun starts. Gas is number one. You can fuel up at several marinas right on the water, where an attendant will usually help you dock and tie off, but you pay for that convenience. Fuel on the water costs noticeably more than on land. My move: fill up at a regular gas station on the way to the ramp. Then the rest of the list: enough life jackets for everyone (kid sizes too), ice, and making sure everybody hits the bathroom, because there isn’t one at the ramp. Checklist done, I just idle along and soak in the waterfront: condos, marinas, dry stack storage, and more boats than you can count. Search “Wrightsville Beach by Boat” on YouTube for the full tour.

First stop on my boat day is free: cruising past the marinas and admiring boats I’ll never afford. The legend of that game is Skyfall. On camera I guessed it was over 200 feet. Wrong. It’s 191 feet, which I fixed on screen, and honestly that’s still plenty big. Named after the James Bond movie, it’s owned by Roy Carroll, the developer behind The Avenue on Military Cutoff, and it usually docks at Wrightsville for a few weeks in late spring before crossing the Atlantic to the Mediterranean. Want to rent it? Weekly charters have run somewhere between $290,000 and $400,000. It has two hot tubs, a w**e cellar, and a helipad that turns into a basketball court. The Scoot Pooter has a cooler. This stretch right after the drawbridge is where Wrightsville turns into a boater’s playground. Fish House Grill, Bridge Tender, Bluewater, and Dockside are all right here, and you can pull up by boat, tie off, and walk in for lunch or drinks. Then there’s the one floating in the marina: the Commodore Club, a two-story, $9 million clubhouse built on a barge and towed in by tugboat. Membership runs north of $32,000, so yes, you have to be very, very important. In this clip I said I’d make a video ranking the best spots to dock and dine. It’s done.
