Last night I had the honor of speaking to the Junior Officials Program here at the City of Wilmington Parks & Recreation, agroup of 13 to 18 year olds training to become certified basketball referees while also learning life skills. I was askers to come in to talk about personal finance and money, so I built the whole session around a basketball theme with one central idea: money is a game 🏀 once you learn the rules, everything changes. Instead of notepads, I brought each of them a mini basketball and had them write down their biggest dream on it to take home as a reminder of why learning these principles matters. Basketball has connected me with people from every walk of life I never would have crossed paths with otherwise, and I am so grateful it keeps creating opportunities to give back to this community in ways like this. Special thanks to John Thomas and the City of Wilmington Parks and Recreation Department for the invitation and for investing in these young people the way you do. If even one of them carries one of these principles into adulthood, that is more than enough for me. 🙌

Wrightsville Beach has a restaurant sitting right on a pier at Oceanic Restaurant. That alone is worth knowing about. Right next to it is a public parking area with showers and bathrooms, one of the best spots on the island if you’re coming with a surfboard or little ones you need to hose down after the beach. Ran into some of my favorite people right there on the beach filming this video! That’s the thing about living here long enough. The area starts to feel like a small town in the best way. A $10 million property just sold on Wrightsville Beach at 7 Cowrie Lane, and driving past it in person kind of puts everything in perspective. Sunset facing west, a dock, one of the most prestigious spots on the island. When you can have that sunset view AND a dock on Wrightsville Beach, that is genuinely another level of living. Wrightsville Beach is the Nordstrom of beaches. Carolina Beach is TJ Maxx. And I say that with zero shade toward CB because I genuinely love it, they are just two completely different areas with two completely different feels. You go to Wrightsville when you want the nicest experience the coast has to offer, but that comes with a price, literally. Parking runs about $6 an hour so knowing where to go matters. My go-to is Johnnie Mercer’s Pier. Johnnie Mercers Fishing Pier Most available parking, beach access, bathrooms, and a long concrete pier you can walk out on and fish. Seven years... Seven years in Wilmington and I still learn something new every summer. But after enough hard lessons involving parking nightmares, deer flies, and sand in places I'd genuinely rather not discuss, I think I've finally figured this place out.

This one is for anyone planning a trip here this summer, and honestly for anyone thinking about putting down roots here permanently. I cover everything from surviving the heat and the bugs (yes, deer flies are real and yes they will absolutely find you) to the beach parking strategy that will save your entire day, to the local etiquette that keeps you on everyone's good side.

If you've ever spent 45 minutes circling Wrightsville Beach looking for a parking spot while your family waits on the sidewalk... this video is specifically for you.

Price just dropped to $649,900 at 1912 Fernwood Way, and I don’t say this lightly: this community almost never has listings. Shinnwood West is about 50 homes total on Greenville Loop, roughly ten minutes from Wrightsville Beach and is the definition of a hidden gem 💎 In the last year there have only been two sales here. That kind of inventory scarcity tells you everything you need to know about how people feel about living here. Pool, dog park, walking trails, barbecue area, and a brand new public park going in right next door. The homes here have a modern contemporary feel, some even built up on stilts with a beach house vibe. 1912 Fernwood sits right in the middle of all of it with a beautiful metal roof and a lot of character. If you’re looking for something boutique, tucked away, and close to the beach, reach out and let’s talk.

The last walkable district on the list is honestly the most slept on. South Front District sits just south of downtown on the west side of Front Street, and the vibe is completely different from the others. More established, more intentional, a little cleaner. This area has been around longer and it shows. is the main anchor, one of those spots that’s been quietly great for years. is right there with it. is in my personal top five in Wilmington, and I will die on that hill. I also sold a townhouse just up the road in the high $300s that is now a really solid modern Airbnb. Real estate here leans toward townhomes and smaller single family homes. Entry point starts in the mid to high $200s for a fixer upper and goes up to around $400k for something updated and move in ready. It’s a smaller footprint than the other districts, so you’re not walking to the core of downtown from here. But for people who want that local walkable energy without being in the middle of the action, this is a really strong option. That wraps the full series.
