Here's the real reason homes that need work are so hard to sell.

It's not the price. It's not the market. It's the buyer pool.

The majority of buyers today want a home that's move-in ready. They want to skip the contractors, skip the material costs (have you priced cabinets or flooring lately?), and skip living in a construction zone for three months while the work gets done.

So when a home that needs work hits the market, those buyers scroll right past it.

If your home needs work, these numbers are going to sting a little.

I just pulled the MLS data for Northeast Ohio. Here's what I found for homes that need work:

โŒ 21.6% never sold during their initial listing
โŒ The ones that did sell sat on the market 90 to 142 days on average
โŒ They sold for $39,900 LESS than other homes

That's not bad luck. That's what happens when you use a traditional approach to sell a home that wasn't built for it.

The traditional selling process was designed for homes in move-in condition. If your home needs work, you're fighting the system from day one.

Most agents will tell you to fix it up or accept a low offer.

There's a third option. And it doesn't require you to spend a single dollar on renovations.

Last Sunday, Kate and I ran the Cleveland Half Marathon.
It was warm. Like, really warm.

Kate looked like she was out for a casual morning jog. I looked like I'd been wrung out and hung up to dry. ๐Ÿ˜‚

But somewhere around mile 9, my brain did what it always does โ€” started thinking about real estate.

Specifically, I started thinking about how ugly the numbers are for homeowners trying to sell a home that needs work.

21.6% of those homes never sell at all.

The ones that do sell sit on the market 90 to 142 days.

And they sell for $39,900 LESS than comparable homes that don't need work.

That's not a bad market. That's a broken approach.

After talking to hundreds of sellers, I've noticed something.

The conversations we have about price, timing, and marketing are not actually what's keeping people up at night.

What keeps sellers up at night is something agents almost never address.

The most common question I get when I explain the 5-Day System is this:

"Doesn't selling fast mean selling cheap? Isn't that a fire sale?"

It's a fair concern.

It's also exactly backwards.

The speed isn't a concession. The speed is the mechanism.

Here's what actually happens when there's a hard offer deadline:

Buyers know the offer window closes on Sunday evening. No extensions. No exceptions.

They stop asking "should I make an offer?" They start asking "how do I make sure my offer wins?"

There is no "I'll think about it."

No waiting to see if something better comes along.

The deadline forces every interested buyer to put their real number forward โ€” not their opening position.

Now think about what happens without it.

Our local real estate market has slowed down over the last few months. The chart included with this post is from our local Multiple Listing Service tracking over 300,000 home sales in Northeast Ohio. It details the average list price vs. the average sale price of homes in our area.
