The National spring housing market is trying to find its footing. Pending home sales inched up for the week with some small gains, and new listings volume hit its biggest week since September. List prices also inched up for the week, though sales prices did not advance.

But there are still plenty of weak signals in the housing market. Unsold inventory of homes on the market is 28% greater than last year. Withdrawal rates are also much higher than last year. These are the listings that don’t get offers and they’re just taken off the market. Withdrawals keep a lid on inventory growth. That suggests a shadow inventory of homes that want to be sold but the market isn’t there for it. Meanwhile the pending-sale-price-to-list-price ratio is declining at a pace which suggests that spring homebuyers are only acting when they find a bargain.

The top 10 markets for 2025 are exclusively in the South and West, with Texas, Florida, and Virginia topping the list for projected home prices and home sales. Other states boasting a healthy home inventory include Colorado, Arizona, Georgia, and North Carolina.

A closer look at the data shows that of all the largest metro areas, Colorado Springs, CO, is leading in existing-home sales count, with a 27.1% increase year over year, followed by Miami (+24%) and Virginia Beach, VA (+23.4%).
