That's the call I literally had to make when a client's basement flooded the day before closing. In this clip, I’m sharing a story every seller and buyer should hear:
🌊 A burst pipe left 12 feet of water in the basement, discovered at the final walkthrough
🔑 The buyer almost skipped that walkthrough entirely
✅ The lesson: always do a final walkthrough before you close, because surprises happen
