FINALLY CLOSED! So Yesterday we closed on this 6 Unit Apartment Building. This brings us to 23 Rental Units!

We are very excited to start working on this property and bringing it up to its full potential.

5th BRRRR Completed! We are so excited to Close on the Cash-Out Refinance of our 5th BRRRR today!

Shout outs to Jamie Lenes for the Refinance Loan and Kevin Yungmann for the closing and helping make this happen.

We purchased this 4-PLEX back in December 2020 for $285k.

At the time it was bringing in $3200/month.

Over the next 8 months we were able to turn over and completely renovate 3 of the 4 units. Total cost of the renovations was around $25k.

At the time of the Appraisal the new monthly rents were $5,150! And the property appraised for $450k $165k over what we paid and we only renovated 3 of the 4 units.

Today we will get 100% of are down payment, closing cost and renovation cost back.

We now own a Cash Flowing Assest with $0 of our own money left in the deal!!!

Remember, we are not special! We are just a normal couple, putting in the work necessary to be successful. We don't have a magic list of deals, we don't have unlimited budgets and cheap amazing contractors. We just know the market better than anyone and can see opportunities where others don't or won't.

It's Official! After almost 10 months we are the proud owners of this 10 Unit Apartment Complex.

We are so grateful to have been able to make this deal happen with this seller. Her family has been the owner of this building for over 60 years and she wanted us to carry it on to its next chapter in life.

Throughout this entire process we were in completely new and unknown waters. Figuring things out as they came and just believing we could make it happen.

This continues us on our crazy past 18 month of purchasing 18 unit.

Remember that once you DECIDE to focus on what you want, COMMIT to the vision and TAKE the necessary ACTION, amazing this happen.

Before & After! Here is the first refinished bedroom at Unit 8.
We had to use a coat of kilz on the entire room, walls, ceilings, trim, everything. Then is was 2 coats of paint on the cielings, 2 coats of paint on the walls and 3 coats of paint on the window trim and door. We changed out the b**b light and added a ceiling fan with bright white LEDs. And finally we added LVP and shoe moulding throughout to complete the look and provide durability for years to come.

Do you know your number? How much Cash Flow do you need each month to be financially free?

Every person is different, so this should be unique to you and your goals.

To some covering the mortgage payment each month is considered financially free.

To others earning enough to go out to dinner a few nights a week is financially free.

To us it's covering all expenses - mortgage - car payments - phone bills - internet bill - credit cards - insurance.

This right here can change your life!

Having the ability to purchase small multi-family with only 3.5% down is huge. Plus you can move and do the same thing multiple times. Using this strategy you can acquire 6-12 units in 3 years!

Even if these were $500k properties your down payments would only be $17,500!

If we could start over and go back in time, this would be the way we would go 100%.

Before & After Bathroom Edition! The bathroom at Unit 8 is finally finished.

This one took sometime as we discovered the subflooring was rotten under the toilet due to a small leak.
So we replaced the subflooring, put down a moisture barrier and added a new fl**ge for the toilet.
Installed new vinyl flooring, new vanity, new medicine cabinet, new lighting, new toilet and reglazed the shower.

All in All around a $1100 for completely refinished and updated bathroom.

Are you calculating the True Cash Flow?
We see alot of other investor pages and people talking about Cash Flowing Properties that are not giving you the real numbers.

The True Cash Flow Number is Total Rents - All Expenses.

Not Rents - Mortgage.

This is extremely important and you need to make sure you know your numbers and analyze potential deals correctly.
