Let me tell you something about this family, I feel like I am practically a family member myself at this point 😂. This is the 7th house I have helped members of the family purchase! When you’re randomly online shopping one evening and you find a house for sale 6 doors down from one of your closest friends…you buy it!

One thing I get asked all the time:

Why are homes in the same neighborhood priced so differently?

Sadly, sometimes, it's user error. A seller took the bad advice to price high and "see what happens."

(Side note: Don't do that. It prolongs the process, frustrates buyers, and flat-out won't get you top dollar. Rant over.)

As a local agent, I can tell you that pricing a home can be a bit like putting together a puzzle. But once the pieces are there, everything comes together to reveal a home that's priced just as it should be for buyers AND sellers.

That said, here's how I determine the price of a home:

Step 1) Research Comparable Homes: I dig deep into recent sales of homes that are similar to the one you're interested in. Size, location, age, and condition are key factors I consider.

Step 2) Factor in Market Conditions: Is it a buyer's or seller's market? I analyze trends to see how they affect the demand and supply in the area.

Step 3) Adjust for Unique Features: A house isn't just four walls and a roof, right? I take into account special features, like a larger lot size or an upgraded kitchen, that can make a difference in the price.

Step 4) Put it All Together: Using all this info, I create a Comparative Market Analysis (CMA) that helps me pinpoint the right price range for your home.

Now, here's the thing: pricing a home isn't an exact science.

There are lots of variables to consider, and it can be tricky to get it just right. That's why it's so important to work with an experienced agent who can help you avoid overpricing or underpricing your home.

Just SOLD in MULTIPLES to my VA buyer! 🥳

Sold over ask- yes of course but it was a WIN-WIN situation for both buyer and seller.

Buyer received $8,528 toward his closing costs from the seller AND $3200 to the contractor of his choice for repairs 🤯

With a tenant already in place this property is cash flowing and the buyer can move in to the other unit while collecting rent to pay his mortgage. 💰

🚨 Friday Spotlight 🚨

Should you have a home inspected before purchasing it? 🤔 ummm….Yes!

You would be amazed to see the things that come up during home inspections and how many things a seller will have fixed for you before you close on the house.

This weeks spotlight goes to Sutter Home Services LLC

Mike Sutter has done many inspections for my clients in the past 8 years that I’ve been around and just recently saved one of my buyers from a disaster!

The basement of the home had interior waterproofing with a lifetime warranty. All of the basement walls were covered in vinyl waterproof coverings. We felt good about the lifetime warranty so my buyer put in his offer. Well guess what was being covered- a whole lot of foundation issues! One foundation wall may need to be completely rebuilt. Mike pointed out all of the issues that we didn’t even see.

And now the seller is having one wall rebuilt and another stabilized- about $20,000 worth of work thanks to the findings of the inspection!

So get the house inspected before you buy so you can avoid some big headaches later on!
