Ever wonder why some roads are called Streets while others are Avenues, Boulevards, Drives, or Courts? 🛣️

Those names traditionally gave you a little clue about the road itself. 👀

A Court is often short or ends in a dead end. A Boulevard tends to be wider and landscaped. A Drive may wind along the natural landscape. And Streets and Avenues were traditionally used for roads running perpendicular to one another.

Of course, somewhere along the way, plenty of cities decided to make up their own rules. 😂 So these aren’t guarantees, but they are fun to know!

What’s happening with home prices on Cleveland’s west side? The answer depends a LOT on where you live. 🏡📈

Here’s how home prices are trending year-to-date compared to the same period last year:

📍 Rocky River: +34%
📍 Bay Village: +20%
📍 Lakewood: +16%
📍 Avon: +13%
📍 Westlake: +9%
📍 North Ridgeville: +5%
📍 North Olmsted: +4%
📍 Fairview Park: +1%
📍 Avon Lake: -3%

One of the biggest takeaways? There really isn’t one single “Cleveland housing market.” Two communities just a few miles apart can be experiencing very different conditions!

And remember, these are citywide trends. Your neighborhood, price point, home style, condition, and recent comparable sales all play a role in what your individual home could be worth.

Selling a home you've lived in and loved can be emotional. 🥹 But once that "For Sale" sign goes up, one of the most helpful things you can do is start looking at your home through a buyer's eyes! 👀

That might mean:

✨ Packing away some personal photos and sentimental items
✨ Being open to staging or rearranging rooms differently
✨ Choosing neutral updates over personal design preferences
✨ Remembering that buyer feedback isn't personal
✨ Looking at offers based on the full picture, not just how you feel about the buyer or their plans for the home

You've spent years making your house feel like YOUR home. Preparing to sell means giving the next person enough room to imagine making it theirs.

"Should I buy now, or should I wait?" 🤔⬇️

It's one of the most common questions buyers ask, especially when they're watching interest rates, home prices, and the market wondering if a "better" time is coming.

But waiting has its own tradeoffs...

While you're waiting, home prices can change. The home you love today may not be available later. Competition can increase. Your own needs and circumstances can change too.

That doesn't mean everyone should rush out and buy a home right now! It means the decision should be based on more than trying to perfectly time the market.

Ask yourself:

✔️ Can I comfortably afford the monthly payment?
✔️ Am I financially prepared for homeownership?
✔️ Do I plan to stay in the home for a while?
✔️ Does buying make sense for my life right now?

The best time to buy is personal. If you're ready financially and the right home comes along, waiting for every market condition to be "perfect" could mean waiting a very long time.
