Outllook for Worcester and Middlesex Counties

Here’s a focused update on Worcester County and Middlesex County (as of the most recent data through July–August 2026). Neither county is in a full buyer’s market yet, but both are moving toward greater balance compared with the extremely tight conditions of recent years. Buyers have more options and some negotiating room than before, while well-priced homes still favor sellers.
Worcester County (including Worcester city)

Inventory: Rising modestly. County-level active listings were around 2,200 in late July. Worcester city itself had roughly 300–340 active listings in August.

Months of supply: Approximately 2.0–2.3 months. This is still well below the 4–6 months typically associated with a balanced or buyer’s market, so conditions remain relatively tight.
Prices: Typical home values around $505,000 county-wide (+1.8% year-over-year per Zillow). Median sale prices have been flat to slightly down in some recent periods (e.g., ~$514k with a small YoY decline in Redfin data). Worcester city median list price is lower, around $430k.
Pace & competition: Homes go pending in about 11–21 days. Roughly 55% still sell over list price, with sale-to-list ratios near or slightly above 100–101%.

Overall feel: Labeled “balanced” in some local trackers due to the modest inventory increase, but it still leans seller-friendly, especially for correctly priced properties. Worcester has been noted as one of the stronger growth markets nationally for 2026 in some rankings. Buyers have more selection than a couple of years ago, and overpriced listings sit longer.

Middlesex County
Inventory: Clearer improvement. Active listings jumped about 15% year-over-year to over 5,100 in June (highest level since mid-2019). This is one of the more noticeable supply increases in the state.
Months of supply: Around 1.7–1.9 months in recent reports—still seller territory, but higher than the ultra-low levels of prior years.
Prices: Median sale price around $862,000 (slight decline of about 1% year-over-year in mid-2026 data—the first such dip in several years). Higher-end towns (e.g., parts of Cambridge, Newton, Arlington) have seen more softening. Typical values are in the low-to-mid $800ks.
Pace & competition: Homes still sell quickly (median ~20 days). About 56% sold above list in recent data, though the premium has moderated and price reductions are more common on listings that linger.
Overall feel: Stronger shift toward balance than many other Massachusetts counties because of the larger inventory gain. Demand remains solid (pending sales were up), so desirable homes still attract competition, but buyers have meaningfully more choices and can be more selective. Towns vary—closer-in or higher-priced areas show earlier signs of buyer leverage than some outer suburbs.
Bottom line for both counties
Not a buyer’s market yet — Low months of supply and continued competition for good homes mean sellers still hold the edge overall.
Clear progress toward balance — Rising inventory + moderating (or slightly declining) prices + longer decision windows for buyers.
Middlesex is showing the more pronounced inventory recovery and mild price softness. Worcester remains a bit tighter but more affordable, with solid activity.
