A Boston landmark could become home to 155 apartments. 🏙️

Kendall Capital’s proposal for 133 Federal Street includes 118 studios with anticipated monthly rents of $2,500–$4,500. The office-to-residential conversion is estimated to take 16–24 months.

A 35-acre Carnegie Mellon University campus is planned for Wynwood, Miami, backed by a $2 billion commitment from Ken Griffin. The proposed development includes research laboratories and venture studios, with construction expected to begin in 2027, pending regulatory approvals.

What happens when new development meets an existing neighborhood?
A proposed East Naples community is giving us a good example.
Hacienda Townhomes would bring 54 two- and three-bedroom residences to a little more than 10 acres near Hacienda Lakes Parkway, with expected pricing in the mid-to-high $400,000s. Gulfshore Business
But the project did not simply move forward unchanged.
After neighboring homeowners raised concerns, the developer agreed to strengthen the separation between the two communities with a 15-foot landscaped buffer, additional trees and palms, a hedge and a berm. Gulfshore Business
The Collier County Planning Commission has now recommended that the zoning changes move forward, although additional approvals are still required. Gulfshore Business
That is what makes this worth watching.
Real estate growth is not only about what gets built. It is also about how development changes during the process — and how existing communities can help shape what comes next.

What should happen to 54 undeveloped acres in Edgartown?
Katama Meadows has become one of Martha's Vineyard's most closely watched residential proposals.
The plan would create a mix of market-rate and income-restricted housing while preserving a portion of the land as open space. But commissioners are also weighing the project's potential effects on habitat, the Edgartown Great Pond watershed, climate resilience and Island character. The Vineyard Gazette
That makes this about more than the number of homes.
