This sale was referred to us by one of our trusted bankruptcy attorney partners, who trusts us to help guide his clients through complicated real estate situations.

The seller had purchased the property just over 12 months before we connected. Unfortunately, her circumstances changed, and the real estate market had shifted—particularly within this 55+ community. The property could not be sold for enough to pay off the mortgage in full and cover all of the closing expenses.

A traditional sale was no longer possible, so we pursued a short sale.

Because the seller was also involved in bankruptcy proceedings, this transaction required:

✅ Short-sale approval from the mortgage lender
✅ Approval through the bankruptcy court
✅ Extensive documentation and ongoing communication
✅ Negotiation of necessary repair credits for the buyer
✅ Three to four months of persistent follow-up and problem-solving

The buyer is purchasing the property at approximately 84% of its appraised value, the lender is receiving the amount it agreed to accept, and the seller can finally move forward without the continued responsibility of maintaining a property she could no longer afford.

Three years ago, we helped this client purchase her Palm Beach Gardens home for $538,000.
