One thing I pay attention to when showing homes has nothing to do with the house itself.

It’s what’s happening around it.

Are people outside walking?
Are neighbors talking?
Do you see people using their yards, sidewalks, parks, or common areas?
Does the neighborhood feel active, quiet, private, or somewhere in between?

Even something as simple as seeing open garage doors can give you a small clue about how people actually live there.

After 17 years in real estate, I always remind buyers that you’re not just choosing bedrooms, bathrooms, and finishes.

You’re choosing what everyday life may feel like once you move in.

Before making an offer, pay attention to:

1. Traffic and noise → Visit at different times of day.
2. How homes are maintained → Look beyond the property you’re considering.
3. Outdoor activity → Notice whether people actually use the neighborhood.
4. Nearby amenities → Parks, trails, restaurants, shopping, and the places you’ll use regularly.
5. The overall feel → Sometimes you can love the house but realize the location doesn’t fit your lifestyle.

Here’s the key thing to remember:

You can renovate a house.

You can’t renovate the neighborhood around it.

So before you fall in love with what’s behind the front door, spend a little time looking at everything outside of it too.

A lot of buyers start with the house.

How many bedrooms?
How big is the kitchen?
Does it have the extra office or bonus room?

Those things matter.

But after 17 years in real estate, I’ve seen buyers become much happier with a slightly smaller home in the right location than a bigger home in an area that doesn’t fit their everyday life.

Before you buy, pay attention to things like:

Your commute → An extra 30 minutes each way adds up fast.

The surrounding area → Drive around at different times of day and see how it actually feels.

Access to the places you use most → Grocery stores, restaurants, parks, work, family, and everything else that shapes your routine.

Traffic and noise → These are easy to overlook during a quick showing but can affect you every single day.

The lifestyle → Do you want walkability, more privacy, a community feel, or space between neighbors?

Future plans → Think beyond what works today. Will the area still make sense for you a few years from now?

Here’s the key thing to remember:

You can renovate a kitchen.

You can change flooring.

You can sometimes create another bedroom.

But you can’t pick up the house and move it to a different neighborhood.

Buy the home, but make sure you’re also buying into a location that fits the life you actually want to live.

There’s the job description… and then there’s everything that never makes it onto the list. 😅

After 17 years in real estate, I’ve learned that being a Realtor means wearing a lot more hats than people realize.

Therapist → Because buying or selling a home can get emotional fast.

Problem solver → When something unexpected comes up, the goal is to find a solution before it becomes a bigger issue.

Negotiator → Price matters, but so do timelines, repairs, credits, contingencies, and all the little details in between.

Translator → Contracts, inspections, appraisals, lending terms… someone has to make all of it actually make sense.

Schedule coordinator → Inspectors, lenders, title, contractors, photographers, showings, walkthroughs. There are a lot of moving pieces.

Reality checker → Sometimes my job is telling you what you need to hear, not just what you want to hear.

Local resource → Need an inspector, lender, contractor, moving company, or neighborhood recommendation? Chances are, I know someone.

Calm person in the room → When everyone else is stressed, somebody has to keep the deal moving forward.

And somewhere in between all of that…

I also help people buy and sell houses. 😂

That’s the part of real estate I’ve always appreciated most. It’s never just about the property. It’s about helping people navigate a big decision with someone they trust.
