Setting the stage for one of the largest development projects in Austin’s history. More than 2,600 acres along the Colorado River in East Austin - twice the size of downtown and nearly nine times the size of The Domain - just got annexed by the city.

Endeavour Real Estate Group, which was behind The Domain, is also behind this one, but the scale is in a different league entirely. A 45-year mixed-use plan with residential, commercial, trails, river access, and hundreds of acres of open space.

This isn’t just a development... it’s essentially a city within a city taking shape on land that’s been sitting largely dormant.

My clients were looking for more space for their kids and a path into Eanes ISD, and this four-bedroom home on nearly half an acre checked every box. Summer break is almost here, and Austin just gave everyone the perfect place to spend it. The Confluence, the $91.5 million second phase of Waterloo Greenway, opens June 6 in downtown Austin. Thirteen acres of trails, bridges, native plants, family gathering spaces, and an 800-foot boardwalk connecting Waller Creek from 4th Street to Lady Bird Lake. Phase 1 already transformed downtown with Waterloo Park and Moody Amphitheater, and this one looks just as impressive, with yet another phase still on the way.

Closed sales are up year-over-year, pending sales jumped 15% in April, and inventory is ticking down, meaning sellers are starting to regain some ground after a long buyer-friendly stretch. At the same time, buyers still hold an advantage in most areas, with more selection and negotiating room than they’ve had in years.
